Responsibilities:
1. Service Requests/Maintenance:
- Address routine service requests within a 24-hour period.
- Respond promptly to emergency service requests.
- Schedule and execute preventative maintenance projects in a timely manner.
- Possess knowledge in HVAC, electrical, plumbing, appliance repair, irrigation, carpentry, lighting, and exterior extermination.
- Complete painting and caulking.
- Schedule cleaning with housekeeper or complete it.
- Inspect and address appliances and light fixtures.
- Repair or replace damaged items.
- Conduct any necessary maintenance to ensure units are "market ready."
- Communicate potential issues, such as carpet and vinyl replacement, to the maintenance supervisor.
- Maintain the appearance of the office, clubhouse, and models.
- Ensure fitness center cleanliness and upkeep.
- Preserve the appearance of pool areas, laundry rooms, restrooms, picnic areas, tennis courts, and other amenities.
- Maintain the exteriors, breezeways, walkways, doors, rails, and property lighting.
- Inspect lighting fixtures weekly.
- Complete special property projects assigned by the manager.
- Interact with residents professionally and amicably.
- Participate in resident activities.
- Assist with on-call responsibilities for emergency coverage during evenings, weekends, and holidays.
- Enforce company policies and procedures.
