Armenian Cultural and Education Center is Hiring a Facilities Manager Near Watertown, MA

Job Overview:

The Armenian Cultural and Educational Center (ACEC), a non-profit organization based in Watertown, MA, is seeking a qualified candidate for the position of Facilities Manager.

The Facilities Manager will have primary responsibility for overseeing the day-to-day cleaning, repair, and maintenance of the Center, including supervising the custodial staff. The position will also involve the repair and maintenance of adjacent properties owned by the Center when needed. Reporting to the Executive of the Board of Trustees, the Facilities Manager will contribute to efforts to modernize and strengthen the Center’s infrastructure.

The ideal candidate will have excellent technical and supervisory experience, as well as demonstrated skills in verbal and written communication. The candidate will implement maintenance and repairs of various types of buildings and grounds.

This role requires the responsiveness and professional behavior necessary to work amicably with various non-profit groups within the center, including two schools, various cultural and community organizations, and rental facilities.

We anticipate that the position will require approximately 20 hours a week, Monday to Sunday. However, depending on the candidate's availability and the needs of the facilities, there will be some flexibility. The salary will be competitive and based on the experience and expertise of the candidate.

Role and Responsibilities

  • Responsible for day-to-day cleanliness, upkeep, repairs, and maintenance of the center
  • Works closely with the ACEC General Manager and reports to the ACEC Executive.
  • Supervises cleaning of the center by custodian/cleaning contractors and ensures janitorial needs are met.
  • Responds to complaints and requests from tenants, clients, and school staff.
  • Manages repairs and maintenance, minor works, and other requests, tracking to completion and leading projects for small-scale construction activities.
  • Carries out regular weekly inspections of the center and its grounds to identify and resolve maintenance and safety issues.
  • Maintains and updates logs of permits necessary (elevator, fire, alarm, etc.) and schedules any licensing renewal or service/testing visits, being present at these site visits.
  • Proactively develops and manages vendor relationships, negotiating and executing repair contracts to ensure expected service levels are achieved. Supervises providers to manage vendor performance, ensuring services are delivered per the contract and to agreed standards.
  • Logs all daily activity, equipment performance, maintenance scheduling, service contracts, permits, licenses, building capacity, etc.
  • Supervises functions being hosted at ACEC (receptions, concerts, lectures, etc.) as necessary to ensure safety.
  • Creates and implements preparedness plans for maintenance, repairs, emergency, and safety.
  • Maintains up-to-date records for all state, federal, and local licenses and inspections, ensuring compliance with regulatory bodies.
  • Ensures compliance with all health and safety, environment, and risk management policies and procedures relating to the site/s.
  • Manages landscaping, parking lot maintenance, and snow removal.
  • Accurately records maintenance logs and shares them with the General Manager and Executive.
  • Identifies operational efficiencies and proposes budget items to the Executive

Skills and Requirements Necessary

  • Minimum of 5 years’ experience in facilities and supervisory management
  • Proficiency in English with excellent verbal and written communication skills are necessary to communicate clearly with staff, representatives, member organizations, and the public, displaying courtesy and professionalism.
  • Proven experience in facilities management, with a track record of successfully overseeing maintenance operations in a similar environment.
  • Knowledgeable of building systems, electricity, HVAC, plumbing, and safety codes at the State and Federal levels
  • Highly organized and capable of working independently.
  • Welcoming and professional demeanor, strong communication skills, attention to detail, organized, self-driven, working independently, adhering to timelines.

Job Type: Part-time

Pay: $25.00 - $45.00 per hour
