Building Services Technician (Internal only)

SALARY:

$16.19 – 17.16 per hour, depending on experience. Plus, excellent fringe benefits

QUALIFICATIONS:

Required:

High School Diploma or 2 years custodial experience

Ability to speak and understand basic English

Ability to read and understand MSDS sheets and label directions in English

Preferred:

Experience in groundskeeping, plumbing, electrical, HVAC and/or carpentry trades

Additional Eligibility Requirements:

Valid driver’s license

Position Type & Work Schedule:

Full-time, 8hrs a day, 5 days a wee

Must be available for overtime when necessary

Knowledge, Skills, and Abilities:

Ability to work with minimal supervision.

Must be organized, detail-oriented, self-motivated and able to multi-task.

Ability to troubleshoot and isolate sprinkler systems.

Ability to troubleshoot basic plumbing calls for toilets and sinks.

Ability to troubleshoot leaking HVAC condensate pans and drains.

Ability to replace bulbs in light fixtures.

Ability to track down electrical circuits and reset breakers.

Ability to complete basic carpentry repairs such as replacing towel bars.

Ability to use a computer to input time and complete training sessions.

Ability to drive vehicles including a flatbed truck and forklift.

Ability to climb ladders and access roofs.

Work Environment:

Primarily indoor work with some outdoor work.

Able to tolerate working outside in various weather conditions.

Noise level may be louder at times due to machinery.

Physical Demands:

Bending, sitting, kneeling, walking daily.

Lift up to 50 pounds.

Climb ladders and access roofs.

Driving college vehicles.

Travel:

May travel to other college campuses.

Position requires to have proof of Hepatitis B vaccination or have taken the vaccine either prior to employment or during the first week of work if hired (AWC will provide the HEPATITIS VACCINATION on the first week of work).

SUMMARY OF FUNCTION:

Provides custodial cleaning and building services support in campus facilities following established procedures. Coordinates the work of a custodial team when assigned a specific task requiring more than one team member.

TYPICAL DUTIES:

Serves Students. Functions independently in accomplishing the following daily tasks: clean floors & carpets, wash windows & mirrors, dust office & classroom space, empty & dispose of trash, change light tubes/bulbs, and clean & sanitize restrooms. Restocks restrooms and other facilities with paper, sanitary, and other appropriate supplies.

Coordinates crew and participates in major cleaning projects. Operates as a section leader in the Team Cleaning Concept.

Maintains neat and orderly grounds including parking lots and building exterior cleanliness.

Coordinates crew and participates in special event setups, moving projects, and other tasks requiring multiple crew members.

Independently or under the direction of a trade supervisor, performs apprentice-level repairs and maintenance on grounds, carpentry, plumbing, HVAC, and electrical trades. Assists trades in troubleshooting and repairing equipment for on-call calls.

Support and participate in strategic planning initiatives and perform other duties as assigned.
