Arbour Valley Management is Hiring a Director of Compliance Near Birmingham, AL

Arbour Valley Management, LLC has an immediate opening for a Compliance and Training Specialist is responsible for overseeing all tax credit programs, compliance and employee training programs. This position entails verification of rentals to qualified households, ongoing compliance and operational training of property staff. In addition, this position is responsible for completing and overseeing monthly, quarterly and annual compliance reporting. This person will be responsible for responses to IRS and state agency on any and all matters related to Low Income Housing Tax Credits, including annual audits. As part of the responsibilities of this position training is a key component to the success of Arbour Valley Management. This position will develop, implement and oversee new employee orientation.

Responsibilities include:

  • Development and implantation of on-going inspection prep team.
  • Preparing and coordinating all site inspections related to Compliance, MOR and REAC inspections.
  • Implement and supervise the 12-month training program (Grace Hill and 1st Housing). New employee Yardi training as part of new employee orientation.
  • Initial set up and support for BlueMoon, Resident Check and Yardi.
  • Provide Yardi support for functions such as: password set up, Yardi training as for new employees and on-going.
  • Initial set up and on-going training with Preferred Compliance.
  • Initial set up and on-going training for Check scanners and day to day training Weekly reporting training will be part of the new hire orientation.
  • Initial password set up and on-going training for advertising: Apt. Finder, Apt. Guide, Craigs list, AVM website, Sherpa, etc. The management for login and report destination Implement and update Policy and Procedures.

Specific Responsibilities

Weekly

  • Provide weekly activity calendar.
  • Review and provide support for weekly adjustment.
  • Property Visits - according to inspections, performance and employee training as prioritized by AVM.

Monthly

  • Calendar: Prior to the start of each month, distribute a monthly calendar to each community showing all required reporting due dates, meetings and events.
  • Review and provide monthly training updates by property/employee when needed.
  • Review and submit FL program report. This report is prepared by the on-site Property Manager.
  • Review monthly GPR reports and provide employee training as needed.
  • Leasing Commissions: Review leasing commissions paperwork, copies of lease, TIC's and confirm accuracy in Yardi.

Quarterly

  • Quarterly Inspections: Conduct quarterly property audits. maintenance program and Maintenance Supervisor.
  • Investor Letters: Review questionnaires for investor letters and answer questions, if applicable.
  • Review and implement Utility Allowance changes.

Annually

  • Complete AHFA annual reports.
  • Prepare annual training calendars (to include required training and recommended training).
  • Prepare annual inspection calendars and provide cost for annual inspections to AVM.

On-going

  • Provide training and support for on-site team as needed.
  • Provide written response to each inspection following each inspection.
  • Monitor ADP EZLabor access. Track property inspections and scores.
