Job Overview:
The AFS Project Management Team drafts and administers construction project plans and budgets, and ensures that AFS projects are delivered:
At the same time, the Project Manager pushes leadership out to the front lines by drafting and assigning work orders to AFS Squadron Leaders, and in the spirit of servant leadership offering logistical, training, requisition and any other professional support to team members who take responsibility for work orders.
Although AFS is 13 years old, it is currently in a new phase of scaling and building its cooperative governance structure, so expect a start-up energy when you sign up, and bring the initiative, creativity, passion, and grit you’ll need to thrive.
The Subcontractor Specialist (SCS) identifies when AFS projects require trade subcontractors such as electric, plumbing, hvac, masonry, and, following AFS guidelines, policies and procedures, finds subcontractors, negotiates and manages subcontractors and subcontracts.
Duties:
- Manage subcontractors and subcontracts, by:
- Issuing RFP's
- Negotiating, monitoring, managing and enforcing subcontracts
- Monitor, report and coordinate subcontractor performance via project manager dashboard
- Respond to Rising maintenance requests.
- Cross-train with and support other project management specialist
- Regularly inspect AFS construction sites and confirm:
- Monitor weather forecasts and alert managers and crews when weather may impede project plans
- Transport crew, materials and tools as necessary; provide accounting of the movement of materials and equipment
- Submit work order requests as necessary
- Attend project management meetings
- Provide mentorship and support to fellow workers
- Pursue appropriate trainings and certifications (eg, EPA Lead Renovator, OSHA, etc)
