Objective
The Mauna Luan is a one-of-a-kind, 434-unit luxury residential condominium in Hawaii Kai replete with aloha vibes. We are a diverse and friendly community seeking a dynamic General Manager to oversee the operations and maintenance of our beautiful property as well as find innovative ways for improvements. The General Manager will work collaboratively with the Mauna Luan board and an external property management company and manage an in-house staff of 30.
Qualifications
BA or BS in Business or a related field or equivalent experience
5 or more years relevant experience in condominium management or similar field
Proficiency in commonly used office and property management software

Responsibilities
Operations
Oversee daily operations
Ensure that operating expenses are minimized with a preventive
maintenance program and competitive corrective maintenance contracts
Maintain compliance with all applicable building codes, life safety requirements, and federal, state, county and city ordinances and requirements
Responsible for safety and emergency responses
Employee Management
Oversee the Maintenance Manager and their custodial, landscape and maintenance staff
Oversee the Security Supervisor and their staff, including rules enforcement
Responsible for employee recruitment, policies and performance evaluations
Property and Project Management
Conduct physical inspections, report issues, recommend and prioritize repair and replacement needs
Manage in-house and vendor-contracted projects, including proposals and bids, negotiations, engagement, scheduling, change orders, managing scope and budget
Establish and maintain a comprehensive work order process
Resident and Board Engagement
Prepare owner communications and handle conflict resolution
Prepare reports for and participate in monthly, annual and special board meetings
Develop recommendations for goals and action plans to achieve board objectives
Keep apprised of current condo laws and issues through continuing education
Salary and Benefits
$85,000 to $110,000 depending on experience
Comprehensive benefits package including health, dental, and vision
Vacation, sick leave and paid holidays
On-site accommodation may be provided
Schedule
Core business hours of Mon to Fri 8 to 4 and Sat 9-12, subject to change as needed
Monthly and Annual Board Meetings in the evenings
Special and other meetings as needed
