Income Based Experienced Community/Property Manager

The Community Manager is responsible for optimizing the return on investment for the owner while providing a quality of living environment for residents. This position requires strong administrative and public relations skills and must promote a positive working relationship with employees.

DUTIES AND RESPONSIBILITIES

  • Responsible for ensuring 100% compliance in all affordable housing programs
  • Responsible for maintaining budgeted occupancy levels at approved rental rates
  • Prepares and monitors operating budget, and reports on status of property such as variance and occupancy reports
  • Responsible for achieving the highest possible Net Operating Income (NOI) though effective cost control and maximizing revenue
  • Collects specified rents, delinquent rents, files evictions and approves write-offs as necessary
  • Conducts regular training for all staff members
  • Responsible for maintaining all on-site books, record keeping and files
  • Weekly physical inspection of the property exterior and common areas; not less than once per quarter for unit interiors
  • Conducts periodic meetings with entire staff
  • Arranges for and approves purchasing of supplies, services, and goods for the property
  • Arranges for alterations to, or maintenance upkeep, or reconditioning of property as specified in property management agreement. Supervises maintenance of buildings and grounds
  • Employs and supervises leasing consultants, assistants, maintenance, grounds keeping personnel, and security when applicable
  • Attends to resident issues and needs, including neighbor disputes, renewals, maintenance issues, and all matters relating to the residents
  • Develops and implements resident retention, marketing, and advertising programs
  • Responds to after hour’s emergency calls as required
  • Assists with eviction of residents in compliance with court orders and directions from attorneys
  • Creates and maintains a positive environment for staff and promotes a high quality of rental-living experience for the residents

SKILLS AND ABILITIES

  • Bachelor’s Degree from a four-year college or university, one to two years’ related experience and/or training, or equivalent combination of education and experience
  • Read, analyze, and interpret general business documents and government regulations.
  • Write reports and business correspondence
  • Effectively respond to questions from residents, owners, supervisors, and the general public
  • Calculate figures and amounts such as annual income, rent proration, percentages, etc.
  • Read and understand operating statements and budgets.
  • Solve practical problems and deal with a variety of frequently conflicting priorities and distractions
  • Interpret a variety of instructions furnished in written, oral, diagram, or schedule form
  • Deal with residents in an empathetic, professional manner
  • A good understanding of customer service concepts and applicability will be necessary in this position

CERTIFICATES, LICENSES, REGISTRATIONS

  • Certified Occupancy Specialist certification (within 12 months of employment)

  • Valid state driver’s license
  • State required licensing where applicable
  • Attend training courses as offered
  • Notary Public

SUPERVISORY RESPONSIBILITIES

The number of supervised employees will vary depending upon the size of the residential community. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and concerns and resolving problems.

PHYSICAL DEMANDS

While performing the duties of this position, the employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; talk and hear, and taste and smell. The employee is frequently required to reach with hands and arms. The employee is occasionally required to climb or balance and stoop or kneel and lift and/or remove up to 25 pounds. Specific vision abilities include close vision, distance vision and ability to adjust vision focus.

WORK ENVIRONMENT

While performing the duties of this job, the employee is frequently exposed to outside weather conditions. The employee is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate. The employee is frequently exposed to high-pressure demands from the property owner to maintain high occupancy (95%) while promoting positive resident relations. Employee may be subject to frequent complaints and concerns from residents. Employee will be required to work overtime to complete reporting assignments.
