Amteck, LLC is currently seeking qualified Life Safety Service Manager/Project Manager candidates for our Life Safety division out of our Lexington, KY office. PRIMARY FUNCTION: Plan and execute assigned life safety service orders, inspections and small to mid-size projects. Lead the assigned team members to successfully complete the goals of satisfying the customer as well as maximizing the return on investment. POSITION RESPONSIBILITIES: The Life Safety Service Manager is ultimately responsible for all life safety service-related goals and activities and at times, be required to lead a field team. LS Service Manager will coordinate, oversee and lead safety, planning, resources, staffing, productivity, cost control and progress reports, quality controls, vendor relationships and client contacts and negotiations. Service Manager will ensure that all documentation is handled according to policies up to and including contract documents, submittals, change orders, schedules, budgets, and that resources are managed effectively. The LS Service Manager shall be leading the field service and inspection work during times of need as assigned by management. LS Service Manager is accountable to management for all assigned service, inspection and project activities. POSITION REQUIREMENTS: Initiates, attends, coordinates or conducts meetings and activities with assigned employees/work crews to meet project objectives and work schedules. Works with supervisors, trade contractors and suppliers to manage schedules, project progress, shop drawing requirements, equipment ordering and deliveries to ensure attainment of project objectives, schedule completion and timely deliveries. Oversees, delegates, and monitors all field inspectors and technicians performance on assigned work to ensure that services are completed within established schedules, productivity goals, budgets, and quality standards in compliance with all plans, specifications and shop drawings. Guides and assists employees in identifying, analyzing, and resolving existing or anticipated obstacles in a manner to meet schedules. Works with business development team, office administrative staff and field superintendents to assure scheduling to facilitate weekly action plans. Ensures timely billing, approval of invoices, regular review of job cost and reporting. Manages historical documents and monitors and keeps current purchase order status. Informs, clarifies and confers weekly project progress. Reviews and interprets blueprints/shop drawings and other project documents to formulate accurate management approach. Conducts project estimating, if assigned, in a manner that ensures awarded projects are attainable within contract quotes and timelines. Leads, motivates, coaches and develops assigned employees professional improvement by providing regular, accurate and non-bias job performance appraisals. Cultivates working relationships with managers, supervisors, fellow workers and customers that encourage a cooperative environment. Clearly understands scope of work/responsibilities of other trades at work site. Makes routine inspections of jobsites to verify project scope and specifications, company standards, and manufacturer standards are followed Accurately documents work situations in a timely manner, both written and verbal, to ensure protection of Company through proper documentation (i.e. possible liens and or claims). Ability to visualize completed work prior to installation. Understands and follows NFPA,NEC, state, and local codes. Ability to modify behavior style and management to effectively manage tasks requiring change in work plans or schedule. Understanding and enforcement of O.S.H.A., jobsite and Amteck safety requirements. Set by example acceptable work practices that will be emulated by fellow employees. Reports to Human Resources department any illegal activities occurring on work site. Report accidents or incidents to the Safety Director in a timely manner as outlined per Company policy manual. Conducts closeout documents, updates punch lists, and assures accurate information for record drawings. Cultivates new business relationships and maintains existing relationships with clients through monthly public relations activities, and membership in professional trade-related organizations, associations and other community groups, to identify new contracts and gain consideration in construction negotiations. Utilizes Company computerized estimating programs for change orders and estimates Updates job skills by participating in offered training sponsored by the company. Review Accubid takeoff prior to assigning work to ensure the budget is accurate and allocated to the appropriate categories. Review outstanding receivables each month to ensure cash flow. Review Change Orders and have all updated in the system as Pending, Verbal, Denied or Approved. Enters assigned crew time via Crew Daily Reports Reviews billing and jobs in COINs to ensure accurate reporting (costs, billing) Prepare explanations for budget variances. Review Purchase Order Balance report and have Purchasing clean up any outstanding balances etc. and update release dates that may have changed. Make sure a review meeting is scheduled for all of your active jobs prior to month close MINIMUM QUALIFICATIONS: 5 years of experience in Life Safety management or equivalent. High school graduate, holder of G.E.D., or equivalent studies/experience required. NICET Level II or higher in fire alarm preferred. Experience in wet & dry suppression systems. Ability to read engineering design drawings and specifications; Demonstrated leadership and/or supervisory skills; Ability to investigate, analyze critical situations in a non-emotional manner. Ability to communicate effectively with individuals at all organization levels, including senior management; Ability to manage multiple simultaneous projects and drive change initiatives. Proficient knowledge of Microsoft products required. Ability to grasp construction management software (COINs). Excellent verbal and written communication skills.
