Amsterdam Housing Authority is Hiring a Housing Maintenance Crew Leader Near Amsterdam, NY

Housing Maintenance Crew Leader:

Monday – Friday 7:00am – 3:30pm with weekly rotation of 'on call' availability required.

NYS Retirement System and health benefits.

Sick time begins immediately with vacation time after six months.

Compensation: 24.00 

DISTINGUISHING FEATURES OF THE CLASSThe work involves leading and participating in the maintenance and repair of buildings, grounds and equipment owned or managed by the Amsterdam Housing Authority. The work is performed under the general supervision of the program manager or a higher-level employee responsible for maintenance. The work performed is of a general mechanical nature and may include carpentry, plumbing, painting, masonry, heating or electrical maintenance and repair, welding, sheet metal work, lock-smithing and/or related tasks. Although employees in this class, because of individualized training or experience, generally devote a greater part of their time to a particular specialized field, they are required to
work in various mechanical fields as the occasion demands. This class differs from Maintenance Mechanic in that an incumbent is required to lead and participate in the completion of various work projects. An employee in this class exercises direct supervision over a small number of subordinate employees performing electrical, plumbing and structural maintenance and repairs as well as vacant apartment preparation. Completes various inspection and reporting requirements as needed.

TYPICAL WORK ACTIVITIES: (The duties listed are intended only as illustrations of the various types of work performed. The omission of specific statements of duties does not exclude them from the position of the work is similar, related or a logical assignment to the position.)
• Leads and participates in electrical, plumbing, painting, structural repairs, the cleaning of vacant apartments and public areas of buildings and inspects work in progress and upon completion.
• Inspects vacant apartment units including appliances, estimates damage to be repaired, and plans time and work materials needed to perform repairs.
• Trains and monitors staff performance in proper tool techniques, proper electrical, plumbing, carpentry, drywall, flooring repairs, and proper cleaning techniques.
• Participates in annual performance reviews for subordinate staff.
• May operate vehicle to deliver supplies and to travel between sites where staff is performing work.
• Utilizes automated software system to record materials used and time spent in performing work.
• Performs general grounds maintenance activities.
• Does related work as required. 

FULL PERFORMANCE KNOWLEDGES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS
Good knowledge of the maintenance procedures essential to the operation and upkeep of large buildings.
Good knowledge of the basic principles, standard tools, materials, methods and practices of the plumbing, carpentry, electrical, painting and locksmith trades.
Good knowledge of occupational hazards and safety precautions.
Ability to perform carpentry, plumbing, painting, masonry, heating or electrical maintenance and repair, welding, sheet metal work, lock-smithing and/or related tasks.
Ability to lead employees in a manner conducive to full performance and high morale.
Ability to promote and maintain harmonious relations with residents.
Ability to understand and follow oral and written instructions.
Ability to accurately estimate time and material requirements for repairs.
Ability to operate a hand held computer accurately.
Ability to operator a motor vehicle.

MINIMUM QUALIFICATIONSTwo (2) years of non-competitive class status as a Maintenance Mechanic or Maintenance Worker II; or, three (3) years of non-competitive class status as a Maintenance Worker I; or, six (6) years of work experience, or its part time equivalent, in building maintenance and repair.

SPECIAL REQUIREMENT: 

Possession of a valid NYS Non-CDL or CDL, including any special endorsements as required for the type of vehicle being operated.
