Altus Builders Company is Hiring a Construction Project Manager Near Chicago, IL

Job description

Altus IG Real Estate, LLC is looking for a Construction Project Manager / Estimator to plan and to run field operations in a wide range of construction projects from start to finish in a fast-paced and growing environment.

You will be needed to follow up on Project leads we supply to estimate the projects.

You will organize and oversee construction projects, manage crews, and ensure projects are completed in a timely and efficient manner.

An excellent Construction Project Manager must be well-versed in all construction procedures and able to coordinate a team of professionals to achieve the best results.

The ideal candidate will have knowledge of S.O.P's K.P.I.'s (Key Performance Indicators) and great organizational skills.

The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

Responsibilities:

  • Ability to manage multiple residential /small commercial projects simultaneously from sub-contractor selection to final punch list and completion.
  • Plan all construction operations and schedule all phases to ensure deadlines will be met.

MANAGE/BUILD

  • Vet and qualify vendors and sub-contractors to add to our growing team
  • Negotiate contracts with external vendors to reach profitable agreements
  • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations.
  • Schedule crews based on project scope of work and timeline needed.
  • Manage subcontractor schedules, quality of work, coordination with trades and Payment
  • Supervise the work of laborers, subs etc. and give them guidance when needed
  • Materials sourcing based on things that come up with properties during a rehab or construction

COMMUNICATE

  • Monitor Daily schedules ensuring trades are working on schedule and communicate back with the office.
  • Utilizing software to ensure that the team is on the same page with the status the project on a daily basis.
  • Resolve any problems and provide solutions in the field with subcontractors.
  • Identify and qualify deferred maintenance, building deficiencies and necessary capital improvements based on prior professional experience and vendor site assessments.
  • Collaborate with engineers, architects etc. to determine the specifications of the project
  • Strong communication and administration skills to interact within the design and build teams, including sub-contractors, material vendors and city / village inspectors.
  • Evaluate progress and fill out quality checklist for each home and prepare detailed reports

COMPLIANCE

  • Ensure adherence to all health and safety standards and report issues.
  • Must have a valid driver’s license and be capable of driving to, from, and in between sites as needed.

Job Requirements

  • Proven experience as Construction Project Manager / Estimator
  • A team player with leadership abilities.
  • Excellent Time Management and Organizational Skills.
  • Ability to be a self-starter and a motivator to others.
  • In-depth understanding of construction procedures and material and project management principles.
  • Outstanding communication and negotiation skills.
  • Ability to evaluate estimates and related scope documents.
  • Ability to understand measurements and have construction knowledge.
  • Communicate with updates throughout the day on progress and status on projects.
  • Ability to manage multiple projects and multiple crews simultaneously
  • Familiarity with construction/ project management software.
  • Ability to use Microsoft Excel, Word, PowerPoint, & Microsoft Office Apps.
  • A sense of urgency, an internal clock that helps you move with purpose.
  • Able to make independent decisions and work independently.
  • Must have reliable transportation.
  • Tech needed – Be able to view and send videos from the field to update office of progress of projects. Must be able to face time on device.
  • Bilingual a plus.

Preferred Applicant

  • 5 years of experience as a Project Manager with a general contractor or developer
  • Residential / Multifamily construction background is preferred.
  • Strong oral and written communication skills.
  • The ability to work in a fast-paced work environment.
  • Strong track record with client relationships.
  • Current Driver’s License.

  • Communication back to office with daily updates on all projects.
