About the role:
As the Regional Real Estate & Facility Manger, you will be responsible for managing the leased and owned ALS facilities within an assigned region. This includes being accountable for achieving financial operation and maintenance metrics, establishing preventive maintenance programs, safety, compliance, supervising facilities personnel, assigning maintenance tasks, and ensuring compliance with all maintenance related polices. The role will be based in the assigned region and will support all business lines within the region. The role directly reports to the Global Real & Facilities Director and routinely interacts with executive leadership, procurement, operations, sustainability, safety, finance, and other management personnel.
- Support for all business streams/business leaders in the region to receive proactive guidance and support for all real estate and facility needs.
- Implement a program for managing and reducing facility related costs, including Energy, Utilities, Maintenance, Supplies, Cleaning, Waste Removal, and Taxes, partnering with Regional Procurement teams when necessary.
- Implement Real Estate & Facility Management Principals for Region, including training and facility assessments.
- Interface with the Global Real Estate & Facilities Director and other functions for support when needed.
- Assess and evaluate all facilities in region to ensure we are optimizing existing leased and owned space, minimizing excess space, maximining ROCE, planning for future expansions when necessary.
- Complete annual facility assessments and pre-planned approved upgrades.
- Establish agreements with 3rd Party vendors to ensure preventative maintenance and repair contracts are established covering all facilities in the region.
- Responsible for evaluating all existing facilities regarding environmental impact and establishing plan for upgrades to ensure consistency.
- Establish method for monitoring & reporting monthly energy usage, waste generation, and carbon intensity while working with the Sustainability department.
- Implement appropriate sustainability improvements aligned with corporate initiatives.
- Assess building safety and security standards and implement required changes.
- Maintain a relationship with a single architect and design company by region to assist with leveraging cost for new builds and improvements.
- Ensure all contractors know and follow ALS safety & Security requirements.
- Ensure all facilities are compliant with regulatory requirements – assist business leaders with ensuring compliance.
- Evaluate insurance requirements for facility to ensure optimum coverage while limiting cost.
- Regularly assess facilities for all aspects of employee well-being – including accessibility, suitable conditions, furniture standards, productivity, cleaning, and technology.
- Partner with IT, HR, Safety, and other functions as necessary to address facility issues ensuring we provide employees with consistent facility standards globally.
- Follow and promote the company’s health, safety and sustainability requirements and culture.
- Achieve respective Real Estate & Facilities KPIs and achieve cost savings through strategies and efforts.

- The ability to balance the desire/need for broad change with an understanding of how much change the organization is capable of handling, to create realistic goals and implementation plans that are achievable and successful.
- Comfortable working in a matrixed organization with a variety of stakeholders at various levels in the organization.
- History of delivering cost savings though all phases of facility management.
- Broad knowledge of Sustainability factors as they impact Real Estate & Facilities – Environment, People, Safety, Security, and more.
- Advanced Computer Skills, with ability to create evaluations, summaries, and presentations using Project Management, Microsoft Excel, PowerPoint, SharePoint, and Teams.
Required Qualifications:
- Minimum of 10-15 years of corporate real estate experience in progressively advancing leadership roles.
- BA or BS degree in Business, Real Estate, Facilities Management, or related field is preferred.
- Certification (i.e. FMP or Continuing Education in Facility Management is preferred.
- Strong knowledge of real estate and facility management processes.
- Results-driven mindset, demonstrating initiative and creativity.
- Proven record of implementing continuous improvement ideas that deliver savings, efficiency, and optimization of capabilities.
- International business experience across a variety of regions and cultures.
Physical Demands:
- Able to work in a standard office setting and to use standard office equipment, including a computer;
- Able to maintain attention to detail despite interruptions;
- Able to lift and carry files weighing up to 5 pounds;
- Vision to read printed materials and a computer screen;
- Hearing and speech to communicate in person and over the telephone.
