Alliance Property Management is Hiring a Maintenance Technician Near Rochester, MN

Job Overview: A Property Maintenance Technician (multi-site) is responsible for the overall maintenance and repair of properties, ensuring they meet safety and quality standards. This role involves performing various tasks related to customer service, plumbing, electrical systems, HVAC, carpentry, and general maintenance.

Responsibilities:

Routine Maintenance: Conduct regular inspections of properties to identify maintenance needs. Perform routine preventive maintenance on HVAC systems, plumbing, electrical, and safety systems.

Repairs: Address and repair issues related to drywall & painting, plumbing, electrical systems, heating, ventilation, and air conditioning (HVAC), and other building systems.
Troubleshoot and fix appliances and equipment.

Emergency Repairs: On-call rotation. Respond promptly to emergency maintenance requests. Handle urgent repairs, such as leaks, electrical malfunctions, or heating/cooling failures.

Record Keeping: Maintain accurate records of all maintenance and repair activities witihin property management software. Document materials used and work performed for future reference.

Communication: Communicate effectively with property managers, residents, and other team members. Report major maintenance issues to the appropriate supervisor.

Safety Compliance: Ensure that all maintenance activities comply with safety regulations.
Identify and address potential safety hazards promptly.

Vendor Management: Coordinate with external contractors and vendors for specialized repairs. Oversee the work of contractors to ensure quality and adherence to deadlines.

Inventory Management: Keep track of maintenance supplies and equipment inventory.
Order supplies as needed and maintain a well-organized maintenance storage area.

Qualifications: 2 years of property maintenance, boilers license (or ability to obtain), must have own vehicle and valid driver's license

Education: High school diploma or equivalent. Technical training or certification in a relevant field is a plus.

Experience: Proven experience in property maintenance or a related field.
Knowledge of building systems and maintenance procedures.

Skills: Strong problem-solving and troubleshooting skills. Proficiency in using hand and power tools. Basic knowledge of plumbing, electrical, HVAC, and carpentry.

Communication: Excellent communication and interpersonal skills.
Ability to convey technical information to non-technical individuals.

Physical Fitness: Ability to perform tasks that require physical strength and stamina.
Comfortable working at heights or in confined spaces.

Time Management: Efficient time management skills to handle multiple tasks and prioritize accordingly.

Job Type: Full-time

Pay: $28.00 - $30.00 per hour

Expected hours: 40 per week

Schedule:

  • 8 hour shift
  • On call

Education:

  • High school or equivalent (Preferred)

  • Driver's License (Required)

Ability to Relocate:

  • Rochester, MN: Relocate before starting work (Required)
