Position Overview:

The Project Manager is responsible for the following:

Budget/Schedule/Cost Control

  • Develops, maintains, updates, distributes and manages estimates.
  • Informs the Vice President/Project Director of needed change orders.
  • Develops or ensures the development of a detailed schedule with milestones and a critical path that meets contractual obligations and the time requirements of the client.
  • Identifies project-staffing needs.
  • Assigns actual operational personnel to the project in conjunction with the appropriate Vice President.
  • Plans with the Superintendent to obtain the number and type of craft workers needed.
  • Ensures a project management plan incorporating the client’s requirements and expectations are developed and implemented for the project.
  • Develops the overall plan for constructing the project, including methodology, means and master schedule.
  • Requires extensive knowledge of cost accounting/reporting system to both recognize and correct cost overruns and compensate for estimating mistakes.
  • Ensures a smooth flow of financial information to support functions.
  • Ensures billing is done accurately and in a timely fashion to ensure a positive cash flow for the organization.
  • Monitors accounts receivable based on aged receivables reports. Contacts client or subcontractor to determine reasons for non-payment.
  • Regularly studies the labor productivity report and budget status. Takes action as required to keep the project on budget.
  • Reviews and approves charges to the project.

Management Competencies

  • Ensures daily logs, test reports, inspection reports and permits are maintained.
  • Reports and documents issues giving rise to potential claims and keeps VP/PD informed of these issues on a timely basis.
  • Ensures reporting and maintenance of all safety-related and quality management documentation.
  • Coordinates support functions including project start-up with internal and external team members.
  • Manages the project according to The Company systems, policies and procedures to ensure it is effectively and efficiently constructed and coordinated.
  • Manages risk exposures on the project.
  • Manages and monitors the critical path on the master schedule. Ensures the Project Engineer manages and monitors all assigned aspects of the schedule.
  • Conducts daily meeting with the Project Engineer(s) and Superintendent to ensure coordination of the project. Ensures the Project Engineer and Superintendent work together effectively.
  • Conducts regular meetings with subcontractors to coordinate activities, review progress and address issues.
  • Reviews change orders and schedules them into the project.
  • Defines the roles and responsibilities of each member of the project team that is a direct report.
  • Leads, models appropriate behavior and ensures the AQM philosophy is followed throughout the project.
  • Develops and maintains an effective working relationship with employees and the workforce on the project site.
  • Builds a positive, results-oriented culture among the project team. Challenges the project team to achieve results they may not think is possible. Maintains knowledge of field trade technologies, methodologies and concerns. Understands the productivity needed from each field trade to meet project schedule and budget.
  • Observes and monitors the performance of the Project Engineer(s) and Superintendent. Provides ongoing feedback and coaching to enhance their performance.
  • Conducts performance reviews with direct reports.
  • Identifies personnel with the potential to assume more responsibility. Discusses their potential with the Vice President/Project Director.
  • Ability to effectively create, interpret and execute contracts.
  • Effectively manages change order and billings process, and directs meetings.
  • Successfully manages subcontractors including dispute resolutions and timely processing of pay requests.
  • Develops and maintains an effective working relationship with subcontractors.
  • Ensures subcontractors are clear about the scope of work for which they are accountable.
  • Ensures subcontractors have the information needed to fulfill their obligations, including blueprints, drawings, specifications, scheduling information, access to the project site, etc.
  • Monitors subcontractor performance, relying on direct observation, observations of the Superintendent and Project Manager, labor productivity reports, etc.
  • Holds subcontractors accountable for fulfilling their obligations to the client and the Company.
  • Approves subcontractor invoices for payment. Compares work billed with work performed and keeps them in balance.
  • Manage all labor relations and jurisdiction.
  • Effectively implements the Company buy out procedures (bid packs).

Construction Means and Methods

  • Ensures the project meets quality and performance specifications and regulatory requirements.
  • Conducts daily inspections of the project to ensure work is being done appropriately. Ensures all project work is supervised by qualified the Company project management personnel.
  • Serves as a liaison with local inspectors.

End User Interaction

  • Builds and maintains a positive working relationship with the client and the client’s agents.
  • Understands key issues of the client’s business and factors critical to the operation of the facility/processes on site.
  • Maintains a high level of client confidence and satisfaction through the following:
    • Ensures the project is constructed and delivered as contracted. Ensures all systems and equipment function properly at the conclusion of the project.
    • Ensures the construction experience is positive from the perspective of the client and employees of the client who may be on the site.
    • Keeps the client apprised of developments in the project, including any change orders that may be needed, change in timelines, etc.
    • Maintains high accessibility to the client and the client’s agents through regular meetings, calls and correspondence. Promptly responds to questions and concerns.
  • Positions The Company for repeat business with the client. Stays alert for subsequent projects. Discusses business leads with the Vice President/Project Director.
  • Communicates effectively with owner top management when required.

Performance

  • Thorough knowledge of SafeRing policies and practices.
  • Knows, practices and enforces the Company safety policies and procedures. Models and reinforces safety as the top priority on the project site. Always wears a hard hat and other appropriate personal protective equipment in the field.
  • Uses Risk Management and Safety Departments as a resource in managing a safe project. Keeps these departments apprised of project developments.
  • Leads safety meetings.
  • Establishes clear safety expectations for all on the project site, including subcontractors and visitors.
  • Implements safety incentive program, if there is one for the project.
  • Monitors the project site for compliance with safety policies and practices and corrects any safety violations.
  • Takes appropriate action (including disciplinary action) when adequate safety measures have not been taken.
  • Ensures accidents are reported and investigated in accordance with Company policy. Personally responds to OSHA visits.
  • Documents safety violations.
  • Meets or exceeds target profits on assigned projects.
  • Reviews costs against estimates for each total project and tracks variances weekly.
  • Approves invoices within a five-day period and validates cost codes for payment.
  • Responsible for monthly project projections to include pending items and keeps expense and projections up to date—reviews weekly.
  • Approves subcontractor extra work timesheets.
  • Verifies and approves salary and contract personnel timesheets weekly.
  • Fulfills MBE requirements.

Qualifications:

Qualified candidates will possess a Bachelor of Science degree in Engineering, Construction Management, Architecture or related field and a minimum of 5 years' experience in field construction project management. Although primarily an office-based role, this individual will ideally have the ability to travel to project sites within a few hours radius.
