Alabama State Department of Education is Hiring a Maintenance Supervisor Near Opelika, AL

MAINTENANCE SUPERVISOR

QUALIFICATIONS:

  • Must comply with all employment criteria legally established by the Lee County Board of Education.
  • Possession of a High School Diploma or GED.
  • Experience in the construction, maintenance, and repair of buildings and grounds, including two years in a supervisory capacity and eight or more years in a public school district.
  • Two years of experience in general maintenance or other maintenance responsibilities, that would include the ability to recognize electrical, plumbing, and mechanical malfunctions or equipment failures.
  • Three years of experience in institutional routine preventive maintenance and non-routine and emergency corrective maintenance with at least one year supervising a maintenance staff.
  • Vocational/technical school training or apprenticeship required.
  • Possession of a valid E.P.A Technician Certification is preferred.
  • Possession of a valid state license issued by the Alabama Board of Heating, Air Conditioning and Refrigeration Contractors preferred.
  • Valid Alabama driver license, reliable transportation, and evidence of insurance.
  • Such alternatives to the above qualifications as the Board may find appropriate and acceptable.

Background Check Required: (HB 402 ACT 99-361 Alabama Legislature) Upon offer of employment, employees will be required to submit legible fingerprints for a background review by the Alabama Bureau of Investigation and the Federal Bureau of Investigation.

REPORTS TO: Assistant Superintendent of Operations

JOB GOAL: To maintain the systems facilities in a condition of operating excellence so that full educational use of it may be made at all times.

SUPERVISES: Assigned personnel.

KNOWLEDGE OF:

Required: Tools, materials, working practices and methods of the building trades; materials, equipment, working procedures and methods required in a school district building and grounds maintenance program, and in the repair and minor construction of school facilities; landscaping, plant propagation, soils, insecticides and gardening tools; laws affecting the maintenance, repair, and construction of the school buildings, principles of supervision, training and management.

Working knowledge of blueprints and electrical, HVAC, plumbing, carpentry, concrete and painting trades. Working knowledge of operation of heavy equipment. Basic knowledge of computer hardware and software. Skill in reading, interpreting and applying information in technical manuals and other documents. Ability to delegate and monitor assignments. Ability to work cooperatively with others. Ability to troubleshoot problems and implement corrective actions. Leadership skills necessary to direct the work of a maintenance team.

Knowledge of the operation of all HVAC, fire alarms, automatic sprinklers, electrical, plumbing, and sewer system equipment, and the ability to schedule necessary repairs or replacements.

ABILITY TO:

Required: Plan and supervise a district-wide maintenance program; train and supervise skilled, semi-skilled and unskilled building and grounds maintenance personnel; read and interpret building plans; plan, direct and supervise the renovation, remodeling or major repair of school district facilities; prepare estimates of the material and labor costs of maintenance projects; prepare an annual budget for a district-wide maintenance program; develop and maintain cooperative working relations with school administrators, contractors and others contacted in the course of the work; follow written and oral directions; prepare and present oral and written reports; develop and monitor the district’s deferred maintenance program.

Ability to meet and deal tactfully and courteously with fellow employees and vendors/contractors.

Ability to install, inspect, repair and maintain the electrical, plumbing, and other related systems of all district health department locations.

Ability to perform various clean-up and maintenance tasks as needed.

Ability to update inventories and other supplies as needed.

Ability to inspect, operate, and maintain the HVAC system and the boiler system. Skill in maintaining and repairing security hardware.

Ability to understand complex written and oral instructions.

Ability to instruct maintenance staff in the performance of all assigned tasks.

Ability to operate and program computerized energy management systems.

Ability to prepare written reports and other correspondence relating to the job as necessary.

Ability to establish and maintain good working relationships with staff as well as with other supervisors and management personnel.

Thorough knowledge of the occupation hazards and corresponding safety precautions necessary for the safe performance of assigned duties.

ESSENTIAL JOB FUNCTIONS:

  • Assume responsibility for the comprehensive overall planning and scheduling of maintenance and repair requirements of the district.
  • Keep informed of the latest trends, developments, and products in the areas of maintenance, repair, and upkeep, and encourages innovation and experimentation as appropriate.
  • Establish appropriate maintenance, grounds keeping, security, and custodial requirements for each school building and installation.
  • Develop a system for dealing with emergency repair problems with efficiency.
  • Estimate cost of repair projects in terms of labor, materials, and overhead.
  • Direct the maintenance of all buildings and grounds as to cleanliness and safety.
  • Ensure that standards consistent with all applicable laws are maintained at a minimum.
  • Organize and consult with building principals regarding the establishment of regular preventive maintenance programs.
  • Inspect all buildings, grounds, and installations on a regular basis to determine that high standards of workmanship, cleanliness, safety, and security are maintained.
  • Conduct periodic inspection of all school facilities to ensure fire safety.
  • Review on a regular basis all security precautions and procedures, and recommend additions, changes or reductions in service as appropriate.
  • Determine and establish detailed specifications pertaining to supplies, materials, equipment, and local contract work.
  • Order, receive, store, and issue all maintenance and grounds materials, supplies, and equipment.
  • Assign and supervise crews for maintenance work.
  • Lay out, inspect work, and assist crewmembers.
  • Advise the assistant superintendent of the hiring of contractors to perform certain maintenance or repair services.
  • Maintain and operate the district computerized work order system.
  • Assign jobs to specific personnel and provide coordination among maintenance functions.
  • Ensure that safety practices are followed.
  • Assist in all work areas when and where needed.
  • Organize pick up surplus of property and process for auction.
  • Provide advisory assistance about equipment and facility needs and conditions.
  • Maintain all equipment manuals, equipment warranties, and tool inventories.
  • Develop and update site plans showing utilities that serve the schools or are on school board property.
  • Maintain confidentiality regarding school/work place matters.
  • Meet and deal effectively with the public, staff members, students, parents, administrators, and other contact persons using tact and good judgment.
  • Communicate effectively with students, parents, staff, and administrators.
  • Keep supervisor informed of potential problems or unusual events.
  • Respond to inquiries and concerns in a timely manner.
  • Supervise assigned personnel, conduct annual performance appraisals, and make appropriate employment recommendations.
  • Prepare all required reports and maintain all appropriate records.
  • Follow federal and state laws, as well as school board policies.
  • Supervises and assigns the work of maintenance employees.
  • Review employee vacation requests and establish vacation schedule. Oversee record of vacation requests and reporting of daily staff absences.
  • Establish standards of maintenance and preventative maintenance for building and equipment.
  • Inspect all school buildings, grounds, and installations on a regular basis to determine that high standards or workmanship, cleanliness, safety, and security are maintained.
  • Perform any other pertinent assignment deemed necessary by the Assistant Superintendent to assist in the efficiency and effectiveness of the Maintenance Department.

While performing the duties of this job, the employee is regularly exposed to outside weather conditions and extreme heat. The employee is occasionally exposed to high, precarious places; fumes or airborne particles; and toxic or caustic chemicals. The noise level in the work environment is usually moderate.

EMPLOYMENT: This is a twelve-month contract (242 days). Starting salary range is $56,217 - $62,968 for up to 10 years experience. Salary range is based on board approved salary schedule.

EVALUATION: Performance of this job will be evaluated in accordance with provisions of the Board’s policy on evaluation of Professional Personnel.
