Advanced Management Company is Hiring a Maintenance Supervisor Near Venice, FL

Job description

PURPOSE:

To maintain the common area buildings, systems, equipment, and grounds of the Association.

To restore, repair, rebuild, or replace faulty or inoperative components and parts.

To establish, document, implement and execute on-going preventative maintenance programs.

To maintain and safeguard all Association-owned tools and equipment.

Qualifications:

Extensive maintenance experience.
Excellent people skills.
Must have valid driver license, proof of current insurance and vehicle registration.
Must be proficient problem solver (i.e., fix it right the first time).
Must know how and must maintain tools, supplies, materials, chemicals in a manner that does not endanger self, residents, the environment or the public in general.
Must maintain all equipment in top operating condition (i.e. tools returned to storage, paint cans sealed, brushes cleaned, maintenance shed broom swept and secured at the end of the shift. All debris from projects must be removed at conclusion of work in that area.

SUPERVISION:

The maintenance personnel are to receive direction from and are answerable to the Manager and Board of Directors.

DUTIES AND RESPONSIBILITIES:

  • GENERAL MAINTENANCE
  • Complete work orders approved and assigned. Typically, orders are distributed via e-mail with an option of a hard copy of each. When work is completed, the email is answer or hard copy is returned noting completion and details of services rendered.
  • Meet regularly with Manager and/or Board members to review and keep status of assigned work orders up to date.
  • Maintain soffits and clean gutters on association buildings as requested.
  • Replace and repair lights and photocells on all buildings as needed.
  • Maintain all Association plumbing and electrical fixtures, furniture, woodwork, electrical and safety systems, HVAC systems for all common facilities and buildings, and perform general repairs, painting, and testing as required.
  • Identify projects requiring the services of a licensed skilled crafts person, assist in obtaining quotes and arrange for services of outside vendors as needed.
  • Oversee timeliness, completeness and effectiveness of maintenance and repair services provided by outside parties and ensure all contracted services are provided.
  • Conduct weekly inspections and removal of yard-waste on community property.
  • Repair pool deck furniture as needed.
  • Inspect and change AC filters as needed in Clubhouse.
  • Install/remove holiday lights as requested (Dec/Jan).
  • Set up (chairs and tables, etc.) for Board Meetings, Annual Meetings and clubhouse activities as requested.
  • Respond to emergency situations/alarms during and after regular work hours.
  • Clean parking areas of all debris, stones, sand, etc.
  • Inspect, repair, or replace as needed all equipment used in the maintenance of the complex.
  • Check and repair all “common element” doors and gates to make sure they are operating properly and safely.
  • Perform tune up on power equipment as needed.
  • Power wash/Clean the pool deck and surrounding pool areas along with all sidewalks and outside patios twice a year.
  • Inspect all air conditioning units and clean as needed.
  • Power wash all buildings and walls.
  • Place trash and recycle at the curb for weekly pick-up
  • Other duties as assigned.
  • CLUBHOUSE/POOL TASKS (WEEKLY):
  • Conduct regular checks of swimming pools and filtering systems for positive health protection, cleanliness, and temperature.
  • Clean Clubhouse, bathrooms, and pool area.
  • Other duties as assigned.
  • OTHER REQUIREMENTS
  • Any combination of education, training and experience that demonstrates the ability to perform the duties and responsibilities as described including related work experience in one of more of the building trades.
  • Basic Knowledge: Methods used in maintenance including basic knowledge of the following trades: electrical, HVAC, carpentry, plumbing, glass replacement, painting, masonry, grounds keeping, standard practices and tools used in the maintenance and repair of building facilities.
  • Skill and Ability: Effectively use a variety of hand and power tools and identify projects needed to be serviced by outside contractors.
  • Follow oral and/or written instructions.
  • Communicate effectively in both oral and written forms.
  • Establish and maintain cooperative and effective working relationships with those contacted in the course of work assignments.
  • Be able to work without supervision and complete tasks required.
  • Other: Must possess a valid Florida driver’s license and be willing to work outside in inclement weather.

Pay: $20.00 - $25.00 per hour
