Our firm has been in business since 1954. our services include mechanical, electrical, plumbing, and fire protection design. We also provide construction administration and commissioning services. We work as a prime consultant and as a sub-consultant to our Architectural clients. We are seeking a Construction Administrator with 3-5 years of experience. The position requires experience with the administration of HVAC, construction to perform contract monitoring and construction observations. This person will telecommute, providing construction administration services on projects located in the Hampton office and surrounding areas. A successful candidate may come from mechanical construction companies that build the projects that our firm designs. They could be former mechanical contractors, project managers from a mechanical contracting company, or similar.
A typical day of duties:
• Coordinate job responsibilities with our existing Richmond based construction administrator, as well as home office coordination and collaboration with our Construction Department Manager in Hampton.
• Attend regular construction meetings on the behalf of the design team for our many projects.
• Review and report construction progress to our client and design team.
• Prepare site visit reports, review applications for payment, receive and discuss field conditions and make recommendations with the support of the design team.
• Conduct punch lists for correction by the contractor, and review following completion of work.
• Review and coordinate requests for information, change order proposals and the like
• Where our design work is Prime (direct to the client w/o the benefit of an architect) and in addition to the work above:
o Administer the construction processes in accordance with the client’s needs.
o Conduct pre-bid conferences with support from local municipalities, purchasing departments, etc.
o Conduct pre-construction conferences with the construction team.
o Review progress of construction and make recommendations to the client including the determination of substantial completion of the work.
• Visit the field (during the design processes) to support the designers and engineers working on new projects and gather information to assist in their work.
• Conduct “plan-in-hand” reviews of designs prior to construction on site and offer recommendations for correction or improvement.
• Building Commissioning Agent (desirable)
o Conduct reviews of the construction progress, and administer pre-commissioning conferences.
o Perform commissioning services to verify that installed equipment and systems are operating correctly and in accordance with the design.
Additional Skills & Qualifications:
