The Mortgage Post Closing Specialist III will be responsible for managing the mortgage file after it has been closed. Ensure all required documents requested by the investor are delivered in a proficient and expedited manner. This role is key in ensuring the investment quality of each loan by ensuring the loan functions, along with monitoring and resolving items within the loan after closing. This position reports to Post Closing Manager. Responsibilities and Duties Audit a minimum of 3 closed loan files for quality and compliance Must have the ability and agility to change gears on the diverse areas of focus Post Closing team owns Prioritize review closed loan packages according to investor delivery requirements and deadlines Audit closing package, closing documentation for accuracy and compliance. Contact appropriate party for any needed corrections Complete internal audit checklist, logging errors in the internal condition reporting system Resolve any issues discovered in audit; prepare delivery package within 3 days of receiving Prepare closed loans for sale to investors or GSEs Ensure all corporate file standards are met Ensure proper and adequate documentation for all insurance, product requirements, disclosure and guidelines are adhered to within the loan file Point of contact for inquiries from potential audits by 3rd parties which includes packaging and monitoring files for review, receipt and review of findings and follow up of critical findings Ability to clearly communicate and coordinate with borrower, servicers, stakeholders, department heads and other counterparties regarding general and advanced post-closing matters while providing strong service/support Handle miscellaneous internal/external post-closing tasks such as loan boarding, reporting, obtaining, or correcting missing loan documents Escalate to management all unresolved issues when appropriate Oversee short and long-term escrow holdback procedures working with branch, underwriter, builder, and accounting to ensure accuracy and completion Perform transmission of information on loans and delivers documents required for purchase to appropriate third parties Maintain working knowledge of secondary and investor guidelines and websites. Transfer rights in MERS. Perform other duties as assigned Education, Knowledge, Experience Demonstrates knowledge of, adherence to, monitoring and responsibility for Compliance with State and Federal Regulations and Laws as they pertain to this position including but not limited to the following: TRID (TILA/RESPA Integrated Disclosure Act), Regulation Z (Truth In Lending Act), Regulation B (Equal Credit Opportunity Act), Fair Housing Act (FHA), Home Mortgage Disclosure Act (HMDA), Real Estate Settlement Procedures Act (RESPA), Fair Credit Reporting Act (FCRA), Bank Secrecy Act (BSA), in conjunction with the USA Patriot Act, Anti-Money Laundering (AML) and Customer Information Program (CIP), Right to Financial Privacy Act (RFPA, State and Federal) and Community Reinvestment Act (CRA). Minimum of 3 years mortgage experience and 1 year of auditing/delivery experience Skills Must be goal-oriented with a desire to work in a fast-paced and results-driven environment Proven ability to work independently; be self-directed and drive to accomplish personal/team goals Strong detail orientation and highly organized. Ability to prioritize multiple tasks in a deadline-driven environment, strong sense of urgency and responsiveness. Excellent customer service, interpersonal, verbal, and written communication skills Technology Proficiencies Intermediate computer skills; Internet; Microsoft Suite: Outlook, Word, Excel Virtual Communications: Microsoft Teams, Zoom Open/Close LOS or similar, Doc Magic or similar Familiarity with investor websites preferred but not required Silverton Mortgage is committed to a diverse and inclusive workplace.
