365 REAL Property Management, LLC, located in Greeley CO, has an opening for a full-time Property Manager. We are seeking a dynamic and career-minded individual to join our team.

Job Summary

Property Manager is responsible for all operational and financial aspects of college, multi-family and single-family properties under 200 units and meeting company goals in those areas. Results are achieved by facilitating the optimum performance of the property, through showings, leasing, collections, resident services, maintenance, capital improvements, information reporting and compliance with all applicable laws and company policies. This position operates within and contributes to an environment in compliance with Fair Housing laws and Equal Employment Opportunity.

Primary Responsibilities

  • Maintain property occupancy by effectively keeping tenants and successfully marketing property to attract new residents.
  • Approve lease applicants.
  • Evaluate current market conditions and competition.
  • Track and follow up on past due accounts
  • Work closely with Chief Operating Officer, accounting and maintenance teams, tenant coordinators and property owners
  • Enhance revenue while keeping controllable expenses in check.
  • Provide customer service to owners
  • Oversee property expenses, lease renewals, leases, maintenance and property accounting
  • Confirm that all property reporting is completed in a timely manner.
  • Maintain curb appeal by walking/inspecting property and vacant units.
  • Assist with other properties, as necessary.

Essential Skills and Abilities

  • Administrative Skills – data entry, filing, answering phones, knowledge of legal aspects/fair housing laws, familiarity with company policies and procedures.
  • Analytical Skills – ability to review, and analyze current market conditions, analyze property reports (occupancy, accounting, traffic).
  • Customer service skills – ability to communicate with company staff, owners, residents, prospective residents, and vendors.
  • Computer Skills – Outlook, Excel, Word, Teams, Internet
  • Creative Skills – ability to be creative in marketing, leasing, retaining tenants.
  • Maintenance Skills – general knowledge of maintenance is helpful when acting as liaison between maintenance staff and owners.
  • Mathematical Skills – ability to calculate lease balances, move-in requirements, pro-rations, and late fees.

Working Conditions

  • Must have Real Estate License
  • Work is normally performed in an office environment with moderate noise levels. Walking is required for property tours and may expose Property Managers to weather conditions.
  • Full-time position.
  • Pay: $23.00 - $26.00 per hour, depending on experience.
