LEASING CONSULTANT

Purpose of Role

A Leasing Consultant acts as an initial ambassador between the public, their residents and the 208.properties management team. This individual is responsible for providing exceptional service to all our residents and internal team members. The Leasing Consultant is responsible for studying property listings, and local rental market trends, setting up property profiles, preparing lease documents, screening prospective residents, property inspections, accompanying clients to property sites, discussing conditions of properties with clients. This may also include acting as a representative for property owners.

Principal Responsibilities

  • Thorough knowledge of leases, addendums and available terms
  • Knowledgeable of current market conditions
  • Fully informed of current rental rates, sizes, locations, and all amenities of properties
  • Fully knowledgeable of application information required, screening processes and policies
  • Setup self-showing equipment and property listings on software
  • Documenting and updating details of prospective and existing tenants into Buildium.
  • Monitor, Approve, and Follow up with self-showing acceptances
  • Screen all applicants to ensure they meet company eligibility requirements to include but

not limited to conducting credit/background checks and other tasks to qualify potential renters

  • Prepare and execute lease documents and addendums in accordance with our property

standards, management agreements, and regulations

  • Schedule Move-Ins, collect application/admin fees, security deposits and rent payments
  • Inform residents of any changes to the lease agreement and renewals
  • Perform move-in inspections and other property site inspections necessary
  • Responsible to play an active role in the renewal process.
  • Efficient and timely processing of all required administrative forms, reports and related

information.

  • Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.

  • Other tasks or duties as assigned by supervisor.

Attendance/Travel

  • Ability to work 40 hours a week, 52 weeks of the year.
  • Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime if necessary when requested.
  • Ability to travel to attend various company gatherings either in the general vicinity or your home, property, or in another state if needed.

Licenses/Equipment

  • Valid driver’s license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions.

Required Experience/Knowledge

  • High School diploma, GED, or suitable alternative.
  • Basic computer and Internet knowledge
  • Expanded knowledge of Internet marketing
  • Intermediate knowledge of MS Word and Excel; proficiency with Outlook
  • Ability to operate and understand personal computer functions and company utilized software packages

Desirable Experience/Knowledge

  • Bachelor’s degree or higher from an accredited college or university.
  • Expensive experience on Microsoft software’s not limited to Outlook, Word, Excel etc.
  • Knowledgeable on Adobe sign, Adobe DC, Adobe Creative Cloud applications.
  • Leadership skills and coaching ability

Compensation

  • Quarterly Bonus and Commission opportunities potentially based on skill level
  • Salary Position and compensation is based on experience.

Job Type: Full-time

Pay: $16.00 - $18.00 per hour

Expected hours: 40 per week
