Job Summary

We are seeking a highly skilled and experienced Construction Project Manager to join our team. As a Construction Project Manager, you will be responsible for overseeing and managing construction projects from start to finish. This includes coordinating with contractors, architects, and other stakeholders to ensure successful project completion. The ideal candidate will have a strong background in construction management and possess excellent leadership and communication skills.

Duties

- Project Manager provides clear direction, oversight and management of all jobsite construction requirements and site personnel associated with multi-family residential and mixed-use projects

-Assume and perform the lead role in project planning, budgeting and identification of key resources as needed to ensure the successful execution and completion of the construction of all projects under his/her guidance.

-Create the team’s objectives and roles with specific goals outlined for each individual.

-Project accounting functions including managing the budget, tracking project expenses and minimizing exposure and risk in the project.

-Ensure that construction activities move according to the predetermined schedule.

-Plan, organize, and manage construction projects from inception to completion

- Develop project plans, including timelines, budgets, and resource allocation

- Coordinate with architects, engineers, contractors,subcontractors, municupality state/federal agency and housing authority to ensure project specifications are met

- Monitor project progress and make adjustments as necessary to ensure timely completion

- Manage project budgets and track expenses

- Ensure compliance with building codes, regulations, and safety standards

- Conduct regular site visits to monitor construction activities and address any issues that arise

- Communicate effectively with stakeholders to provide updates on project status

- Oversee the procurement of materials and equipment needed for construction projects

-Inspect the work performed by the subcontractors to ensure it meets expectations.

-Schedule third party testing / inspection agencies and walk town inspectors through the work areas.

-Document quality control detail in Procore.

-Manage the delivery and staging of building materials for the site.

-Coordinate underground utilities with site contractor and utility company representatives.

-Investigate conditions at the jobsite prior to bid to understand and evaluate site accessibility, surface and underground conditions and any condition that would affect construction methods and costs.

-Review the budget and subcontractor estimates in detail and analyze for accuracy with scope of work relevancy in mind.

-Assume lead role in purchasing materials and subcontracting of all trades. Allow enough time for the awarded subcontractor or material supplier to supply materials or services in a timely manner.

-Prepare the project construction schedule and update as necessary

Requirements

- Bachelor's degree in Construction Management or related field (preferred)

- Proven experience as a Construction Project Manager or similar role

- Strong knowledge of construction management software (e.g., Prolog, Primavera)

- Familiarity with construction estimating software (e.g., HeavyBid)

- Excellent project management skills, including the ability to prioritize tasks and meet deadlines

- Strong leadership abilities and the ability to effectively manage a team

- Excellent communication and interpersonal skills

- Ability to read blueprints and understand contract documents

- Strong problem-solving skills and the ability to make sound decisions

Minimum of five (5) years of related experience in the multi-family housing industry, and knowledge in all areas of construction from site development through delivery and acceptance.
