Kaden Companies is Hiring a Property Manager Near Louisville, KY

Kaden Companies is a family-owned commercial real estate firm that has been in business for over four decades. We are based in Louisville, Kentucky and have a focus on acquiring and developing best-in-class retail and industrial assets throughout the Southeast and Midwest. We are currently one of the largest owners of open-air retail centers throughout the state of Kentucky and are focused on creating a positive impact in the neighborhoods and communities we serve.

Property Manager Responsibilities:

  • Responsible for daily operations and management of the property
  • Promptly deal with Client, vendor and owner inquiries and requests
  • Provide excellent customer service to clients and prospective clients
  • Coordinate maintenance requests and work orders using a Computerized Maintenance Management System (CMMS)
  • Ensure compliance with all applicable laws and regulations
  • Assist with property leasing and marketing efforts, including store make-ready and providing access to brokers and service providers
  • Conduct site visits to ensure the properties are kept in good repair and condition
  • Conduct monthly property inspections and provide detailed inspection reports to ownership
  • Review and ensure compliance with all leases and vendor contracts
  • Prepare budgets, track budget performance and adjust costs as necessary to comply with budget requirements
  • Review rent rolls to ensure accuracy
  • Maintain accurate records of client and vendor information, lease agreements, and other administrative documents
  • Collect and maintain sales records for clients required to provide them
  • Collect and maintain COI records from clients and vendors
  • Assist in Leasing and conduct move-in/move-out procedures
  • Implement policies and procedures to enhance property performance
  • Alternating weeks of after-hours forwarding client emergency request to in-house maintenance tech or third party vendor.

Skills:

  • Minimum 2 years experience at Property Manager Level. Retail preferred.
  • Minimum associate degree, Real Estate licenses, or equivalent Property Management or Real Estate experience
  • Proficient in Microsoft Office Suite
