FUNCTION: Serves as facility maintenance worker for Sun City Lincoln Hills Community Association. This is a journey level position in the Maintenance Tech series. Positions at this level are distinguished from the Maintenance Tech I level by the performance of the full range of duties as assigned, as well as working independently and exercising judgment and initiative. Maintenance Tech II personnel ensure that all support and service is conducted and fulfilled in a manner consistent with the goals and objectives of Sun City Lincoln Hills Community Association.

RESPONSIBILITIES:

• Performs general facility maintenance, to include plumbing, electrical, HVAC, carpentry, and painting, as required.
• Performs Preventative Maintenance on various building systems and equipment.
• Maintains aquatic facilities.
• Assist in events support as need arises.
• Assists in delivering supplies, materials, and equipment to various areas.
• Performs minor custodial duties as required, to include cleaning of windows and floors.
• May delegate work to Maintenance Tech I and temporary staff as needed.
• Performs other duties as assigned.

PHYSICAL REQUIREMENTS:

• Capable of working extended hours, to include weekends and holidays as necessary.
• Able to see well enough to read faint or partially obscured writing or printing, with corrective lenses if needed.
• Ability to exchange and receive information through written and oral communications and to make discriminations in sound. Must be able to speak in a clear and understandable voice so that communications may be conducted with people of various levels of education and capabilities.
• Position involves sitting, standing, stooping, kneeling, pushing, shoving, lifting, carrying and moving objects that can weigh up to 50 lbs. This movement can occur throughout the day. Must be able to transport oneself not only around the common areas, but also around the Association facilities.
• This position will alternate between working indoors in a controlled climate and with proper lighting, to an outdoors setting with variable climate and lighting.
• Must be able to interact with all types of individuals, be mentally alert, detail oriented, and with good reasoning skills.
• Must be able to work in small and confined spaces for extended periods of time.

ENVIRONMENTAL REQUIREMENTS:

• Must be able to work on more than one assignment at a time with frequent interruptions, changes and delays. Must be able to remain focused and work effectively, efficiently, and cheerfully under such circumstances. For safety reasons, employee must remain alert to working conditions and aware of safety, health, and environmental concerns.
• Must be able to work effectively and cheerfully in an environment which may be stressful due to adversarial situations resulting from the proper performance of duties.

EDUCATION AND EXPERIENCE:

• High school graduate of equivalent.
• 1-3 years experience in multi-faceted maintenance position. One year experience in aquatic maintenance to include proper cleaning of pools, knowledge of chemicals, some experience with repair of filters, pumps, etc. Must have Certified Pool Operator’s (CPO) License. Knowledge of MSDS.
• Able to work and complete assignments with minimal supervision.

License:

• Must possess and maintain an acceptable driving record and a valid driver’s license for operation of a motor vehicle in the State of California.
