Responsibilities:

The Regional Director, Maintenance will be responsible for overseeing maintenance of all Spectrum communities in a region, supervising and communicating with all Manager, Maintenance and Maintenance Technicians within that region. This will include implementing, organizing, and managing maintenance programs, schedules, and policies at the communities, as well as visiting the communities on a regular basis to assess property conditions, team performance, and any required additional maintenance. Responsibilities will include:

  • Visit all communities in assigned region on a scheduled basis to inspect community conditions and performance of the maintenance team members.
  • Ensure communities in assigned region are adhering to the SRC preventative maintenance schedule for all equipment and systems. Provide high level recommendations and repairs on high level as needed.
  • Ensure communities in assigned region are adhering to rent ready policy and expectations.
  • Ensure the community is adhering to inventory management of all maintenance materials to include tools, equipment, and supplies and partner with VP, Property Management at employing cost-effective ways to ordering supplies and best value pricing.
  • Be on call at short notice to assist with communities’ emergencies, including but not limited to: snow removal, water intrusion, fire, building structure damage.
  • Review Emergency Preparedness Plans and make recommendations, as necessary.
  • Inspect completed work orders to ensure all are being completed with Corporate expectations.
  • Review weekly Manager, Maintenance reports to identify potential areas of concerns.
  • Be available to assist community maintenance team members on a regular basis, outside of normal scheduled hours.
  • Review and confirm all required work logs are maintained and accessible to all team members regarding maintenance of the community, including but not limited to: hot water temp, generator charge checks, SDS,fire extinguisher, fire drills, and emergency call system.
  • Ensure compliance that all company, state, local OSHA and federal health, safety, building, fire and insurance codes and requirements are met or exceeded at all times.
  • Ensure that all containers of hazardous materials are appropriately labeled and stored.
  • Participate in interviews and testing of Manager, Maintenance and Maintenance Tech I and Maintenance Tech II.
  • Onboard and train all new Manager, Maintenance and Maintenance Tech I and Maintenance Tech II team members.
  • Assist community in coordination of contract and in-house labor in case of an emergency.
  • Partner with Corporate and Regional leaders by responding to communicated community issues and/or concerns.
  • Partner with Corporate and Regional leaders for competitive pricing and procurement of goods and services.
  • Conduct and document quarterly maintenance audits of all communities in assigned region. Communicate results and improvement plan to VP, Property Maintenance.
  • Identify improvements needed in preparation of the Capital Improvements budget.
  • Solicit bids from qualified contractors for specified projects. Schedule work and communicate project scope and timeline to community leaders. Inspect work and sign off that job was completed in accordance with proposal and project scope.
  • Track progress of all capital improvement projects and submit Capital Project Status Report to the VP, Property Maintenance and VP, Property Management.
  • Assist Corporate FP&A team with the preparation of the maintenance labor and expense budget.
  • Assist VP, Property Maintenance and VP, Property Management to identify future years’ capital improvements.
  • Encourage teamwork through cooperative interactions with co-workers.
  • Demonstrate a positive and professional image through daily actions and dress. Professional in all forms of communication including but limited to: email, phone calls, video calls, and texts.
  • Demonstrate the ability to perform work well under pressure in an agile, fast-paced environment.
  • Demonstrate excellent time management skills with the ability to change tasks quickly and frequently, to cope with interruptions while performing all work completely and on a timely basis.
  • Serve as interim Manager, Maintenance or Maintenance Tech II as needed.
  • Lend subject matter expertise to communities beyond assigned region, including but not limited to communities that are operational, under construction, under renovation, in acquisition or disposition.
  • Perform other duties that may be set by the Company or specified by the VP, Property Maintenance.
  • Assist as subject matter expert to entire company – construction to disposition.

REQUIREMENTS:

  • High School diploma or equivalent required.
  • Valid driver’s license required.
  • A minimum of 5 years in a Property maintenance supervisory position with 3 year of multi-site experience preferred.
  • Advanced knowledge and certifications of building systems such as fire and life safety, plumbing, electrical, and mechanical.
  • HVAC certification preferred.
  • OSHA 30 preferred.
