Job Description:
A Project Manager position provides managerial oversight to various projects on behalf of our clients. They coordinate between the General Contractor, Architect, Interior Designer, Purchasing Agent, Client, and all other project consultants. This position is responsible for the overall direction, administration, completion, and financial outcome of construction projects. Oversees, directs, and manages the design team, contracted consultants, and general contractors responsible for developing project scope, budget, design, and build out on each project.
Responsibilities:
Advise the project team on project progress.
Ensure that the project is constructed as designed.
Inspect the physical progress daily, documenting with photos and reports.
Supervise the work of contractors and vendors and give them guidance when needed.
Evaluate progress and prepare detailed weekly and/or monthly status reports.
Resolve Constructability Issues and assist with Value Engineering efforts as requested.
Develop requests for proposals, ability to negotiate consultant and general contractor agreements
Coordinate with onsite consultants during site visits, scope of work, reporting and review reports and resolve all field issues.
Coordinate & assist with FF&E / OS&E where schedule and contractor(s) are involved.
Perform daily field and safety observations / job walks and report to the responsible party through e-mail, escalating to Project Director if non-compliance persists. To complete this task, obtain and review the GC Corporate Safety & Job Specific Safety Programs.
Review project schedule, comment on logic, & timing and use schedule and updates, including GC lookaheads to interface with other groups, such as: FF&E / OS&E, Owner & Owner Entities, 3rd Party Inspectors, & Commissioning.
Field Punch List creation, project close out and Client turnover as required.
Required Qualifications
Proven experience as construction project manager.
In-depth understanding of construction procedures and material and project management principles.
Familiarity with construction/ project management software.
Outstanding communication and negotiation skills.
Excellent organizational and time-management skills.
A levelheaded, open minded, team player with leadership abilities.
Someone who thrives in a fast paced, deadline driven, ever-changing environment.
Minimum 2 years of construction management experience.
Ability to pass a background check.
Professional written and verbal communication skills.
E-mail, Outlook, Office Suite Word, Excel, skills required.
Ability to work from job sites, but to stay in communication with other TG team members and offices.
Preferred Qualifications:
BS/BA in engineering, building science or relevant field, PMP or equivalent certification will be an advantage.
Willingness to travel.
Large project experience.
Construction estimating experience.
