Asset Manager - Real Estate

Position Overview:

We are seeking a highly skilled and motivated Real Estate Asset Manager to join our team. The successful candidate will play a critical role in overseeing and managing portfolios of commercial real estate assets, collaborating with various departments to achieve property and portfolio goals, and ultimately driving investment returns while mitigating risk.

Key Responsibilities:

Asset Strategy and Business Plan

· Participate in the creation of capital, leasing, and marketing strategy for each asset

· Assist with strategy creation during the acquisition phase as well as the development of business plans throughout the life of the asset

· Work closely with the property management team to budget and implement the business plan at the asset level

Asset Performance and Business Plan Implementation

· Regularly evaluate each asset under management relative to business plan, market and asset conditions and opportunities.

· Provide property-level and portfolio-level performance feedback to senior management and key investors, identifying variances and implementing corrective actions.

· Develop property-level strategies in alignment with investment objectives, monitoring and measuring performance quarterly.

Market Analysis and Strategy:

· Maintain current knowledge of market trends by actively engaging with local leasing and investment-sale brokers, ensuring properties are appropriately priced and leased competitively.

· Create and maintain multi-year financial plans for each assigned asset, providing necessary reporting and analysis to corporate accounting.

· Conduct ad hoc strategic and financial analyses for significant lease proposals, capital expenditure projects, loan work-outs, and hold/dispose recommendations.

Lease Management and Operations:

· Establish annual leasing goals and approve significant lease commitments, monitoring and measuring quarterly results.

· Collaborate with leasing and marketing teams to develop property-level marketing plans consistent with overall objectives.

· Review and analyze potential lease deals

· Establish and monitor annual operating and capital expense goals, taking corrective action as needed to ensure optimal performance.

Financial Analysis and Reporting:

· Review and refine investment summary packages targeted for debt financing, providing necessary property-specific information and analysis.

· Manage the lender reporting process for assigned assets

· Provide property-specific reports and history for ender underwriting, closing, and post-closing needs, participating in lender workouts as required.

· Prepare weekly, monthly, quarterly, annual, and ad hoc reports relative to portfolio and individual assets.

Qualifications:

Bachelor's degree in Business or related field; advanced degree preferred.

Minimum of 3 years of prior professional experience in commercial real estate, including investment, lease, and value analysis.

Demonstrated ability to manage others

Demonstrated ability to interact with investors, brokers, and tenants at an institutional level

Mastery of Argus and Excel

Excellent multi-year cash flow modeling skills.

Occasional travel is required.

Job Type: Full-time

Pay: $75,000.00 - $130,000.00 per year
