Since 1930, MJ Peterson Real Estate is Western New York's only full service real estate company. We own and manage over 3,000 residential units in the Western New York area, ranging from market rate apartments to Section 8/LIHTC projects.

We have an immediate need for a Property Manager in the Buffalo/Tonawanda/Amherst area for one of our Section 8/LIHTC properties.

Major Tasks Key Responsibilities:

1. Tenant Relations:

  • Establish and maintain positive relationships with tenants, addressing their concerns, inquires, and requests promptly and professionally.
  • Implement strategies to ensure tenant retention and satisfaction, such as organizing events, fostering a sense of community, and addressing tenant needs.

2. Rent Collection and Financial Management

  • Collect rent from tenants in a timely manner and enforce rent collection policies.
  • Assist tenants in understanding their rental obligations and offer support for financial management.
  • Monitor and manage the property's budget, ensuring expenses are within approved limits.
  • Collaborate with accounting and finance departments to ensure accurate recordkeeping and financial reporting.

3. Maintenance and Repairs

  • Coordinate and oversee maintenance and repairs, ensuring timely and cost effective resolution of issues.
  • Conduct regular inspections of the property to identify maintenance needs and address them promptly.
  • Collaborate with contractors and vendors to obtain competitive bids and select reliable service providers.
  • Maintain comprehensive records of maintenance activities, expenses, and warranties.

4. Regulatory Compliance

  • Ensure compliance with all applicable local, state, and federal housing regulations, including fair housing laws and low-income housing guidelines.
  • Staying updated on regulatory changes and ensure the property's policies and procedures align with the requirements.
  • Assist with the preparation and submission of required reports, documentation, and certifications.

5. Lease Administration

  • Oversee the lease application process, including screening prospective tenants, conducting background checks, and verifying income eligibility,
  • Prepare and execute lease agreements, ensuring adherence to relevant regulations and policies.
  • Enforce lease terms and policies, including addressing lease violations and initiating eviction processes when necessary.

Qualifications

1. Property Management Experience

  • Previous experience in property management, specifically in Section 8 and LIHTC

2. Knowledge of Regulations

  • Familiarity with local, state, and federal regulations related to low-income housing, fair housing laws, and tenant rights is essential.

3. Communication Skills

  • Strong interpersonal and communication skills are necessary to effectively interact with tenants, staff, and external stakeholders.

4. Organizational Skills

  • Ability to manage multiple tasks, prioritize responsibilities, and meet deadlines is crucial in a fast-paced environment.

5. Problem-Solving

  • Aptitude for identifying and resolving issues related to tenant concerns, property maintenance, and regulatory compliance.

6. Financial Management

  • Basic knowledge of budgeting, financial reporting, and rent collection procedures.

7. Computer Proficiency

  • Competence is using property management software (preferably Yardi), spreadsheets, and other relevant tools for documentation and reporting.
