Kuester Management Group is Hiring an Onsite Community Manager Near Raleigh, NC

Onsite Community Manager

The purpose of this role will be to bring innovation and professional guidance to a community in Chapel Hill, NC.
Job Duties:
A Community Manager will have the knowledge, ethics, professionalism, and skills necessary to manage the daily operations of a small active adult community. Daily responsibilities will include oversight of the association’s financial health, administrative duties, facilities and project management, assistance with the community’s lifestyle program, and overall board guidance. This person should be well rounded and possess strong interpersonal communication skills that will allow them to manage relationships of both internal and external business affairs. Additionally, exemplary follow up skills and time management are crucial for success.
Responsibilities:
  • Oversee association financial matters to include both long-term and short-term financial plans
  • Experience with budget development and management, including the completion of a monthly financial analysis
  • Manage communications between residents, committees, boards and company support teams
  • Manage vendor relationships and projects, including development and management of community Request for Proposals and contract negotiation
  • Consult and educate community Board of Directors in areas such as: litigation prevention, rule and policy implementation and development, financial planning, and legislation modifications
  • Complete regular inspections of common area amenities, assist with common area rule enforcement, and coordinate community vendors including but not limited to engineers, legal firms, insurance firms, construction management firms and marketing firms
  • Manage and oversee all capital and insurance projects
  • Organize and run board meetings
  • Prepare meeting packets
  • Plan and attend community and industry related events.
  • Oversee daily administrative tasks
  • Manage all short-term and long-term objectives and goals of the HOA
  • Advise Board on long-term and short-term strategic planning
  • Recommend aesthetic, maintenance, and safety improvements to the community
  • Recommend and facilitate the execution of all Emergency/Storm Management Activity
  • Assist in the planning and execution of lifestyle events
  • Development and distribution of community communication pieces (newsletters, email blasts, etc.)
  • Oversight of community’s new resident program
  • Perform other job functions as assigned
Education and Experience:
  • Bachelor's Degree Recommended
  • CMCA, AMS Preferred but not required
  • 2 years Community Management experience preferred
  • Strong Organizational and Project Management Skills
  • Vendor Management
  • Customer Service Experience
  • Creative and Outgoing Personality With High Level of Interpersonal Skills
  • Event Planning – Preferred but not required
  • Great time management skills
  • Strong PC skills with Microsoft Office Experience
  • Excellent Verbal & Written Communication Skills
  • Strong Presentation and Public Speaking Skills
  • Experience with Commercial Insurance and Claim Management is preferred but not required
