Currently accepting applications for a full time, union live-in building superintendent for a 162-unit building in Flushing, Queens.

- Three 6 story elevator buildings

- Three full time porters on staff

- Two bedroom apartment included with employment

- One parking space included with employment

Responsibilities:

• Attend to resident issues as necessary
• Management and oversight of building employees
• Clean and maintain the common areas of building – inside and out (including rubbish, snow, leaves etc.)
• Ability to perform minor repairs: plumbing, heating, electrical, plastering, painting, etc.
• Report any issues, complaints, unsafe building conditions, potential threat or violations to management in a timely manner.
• Manage/separate garbage and recyclables.
• Ensure all building procedures are followed and report any issues or violations to the management office.
• Oversee and evaluate work performed by outside vendors/contractors.
• Oversee moves and deliveries.
• Maintain regular communication with management office.
• Maintain accurate records for preventative maintenance - building mechanicals / service requests.
• Must be available for on-call emergencies during after-work hours and on weekends.

Qualifications:

• Must be professional and be friendly to tenants
• Must be proficient in speaking English
• Ability to use a smart phone to send emails and pictures of complaints and/or apartment issues to management.
• Must be physically capable of lifting heavy items and handling heavy tasks.

Salary: 32BJ contractual salary. Reduced salary during probationary period.
