Property Manager is fully accountable for day to day property operations.

Essential duties include, but are not limited to:

· Demonstrate ability to understand financial goals, operate asset in owners’ best interest and in accordance with Policies and Procedures

• Maintain accurate records of all community transactions and submit on timely basis (i.e., rent rolls, past due reports, move-in/move-outs, etc.)
• Ensure that all rents and late fees are collected, posted and deposited in a timely manner

· Strive to ensure property is rented to fullest capacity

· Utilize marketing strategies to secure prospective residents

· Continually monitor budget guidelines, re-certifications, vacant units and property inspections

· Represent the company in a professional manner at all times

· Ensure current resident files are properly maintained

· Ensure all administrative paperwork is accurate, complete and submitted on a timely basis

• Deal with resident concerns and requests on timely basis to ensure resident satisfaction with management.
• Develop and/or implement resident retention programs (i.e., resident functions, special promotions, monthly newsletters, etc.).

· Must income qualify applicants in a timely manner and according to Section 42 Tax Credit state and federal guidelines and company policies

· Inspect vacancies for progress and/or cleanliness on a weekly basis

· Show “ready” vacant units to prospective residents

· Generate correspondence with residents, attorney, home office and others, as necessary

· Cleaning and upkeep of community building and laundry room, if applicable

· Attend classes to further your education in property management (some certification will be required)

· Must know and practice Fair Housing Laws

· Inspect property for broken blinds, trash, abandoned and/or inoperable vehicles, community grounds, etc. on a weekly basis
