JobDescription: Project Executive

Position Summary:

The Project Executive must have the ability toconsistently deliver high-quality work, be attentive to detail and activelyproblem solve throughout the entire construction process. The Project Executivewill lead the project team and have overall accountability for the project’ssuccess. This role is responsible for cultivating opportunities for futureprojects, as well as providing superior client services and maintaining qualityassurance.

Essential Duties and Responsibilities

Project Management:

Managementof all project team members - project managers, projectengineers,superintendents.

·Maintain understanding of projectrequirements and deliverables. Reviews important details with Team as requiredfor project success.

·Co-develop withProject Team execution strategies, including budget, schedule, quality,safety and risk management strategies.

·Accountable for project completion and financials, criticalsuccess factors, customer satisfaction results.

·Guide multiple jobs and multiple job teams operationally in each phase including pre-construction, construction,closeout and post construction services.

·Ensure that the project strategy is clearly definedand communicated at the internal kickoff meeting. Drive the strategy throughout job.

·Collaborate with estimating and purchasing during preconstruction to ensure profitability,client satisfaction and the best subs for the job.

·Work with VP Operations to maintainutmost level of safety and quality on jobsites ensuring that Project Team fullyunderstands Vantage standards.

·Review with team weekly,following SOPs,the project document and procurement process ensuring thefollowing are completed timely: RFIs,submittals, document control, as-builts, PM meeting minutes, material deliverylogs, punch lists, weekly update reports, photos, time and quantitydocumentation, close out process documentation, etc.

Employee Development:

·Mentor and coach project team toensure their skills and capabilities are being developed.

·Effectively motivate, lead, trainand develop people.

·Foster a culture of excellence andwork environment which attracts/retains strong staff.

·Comply with Standard OperatingProcedures and suggest improvements; actively solicit feedback from teammembers to improve Operations.

·Inspire staff to develop expandedcapabilities and additional skills in order to position them for advancementwithin the organization.

·In conjunction with VP Operations,monitor project team development. For those wanting to move to the next level,assist in their career path progression.

Leadership/Management:

·Participate in industry events asrequested.

·Communicateto VP of Operations on status of Project Manager/Project Engineer workload andensure team is working efficiently.

·Deal with day to day companyoperational issues such as staff needs, mitigate project related issues, and bethe first point of contact for Project Managers, Superintendents, and Project Engineers when theyrequire assistance.

·Conductroutine inspections of the job site weekly/bi-weekly to verify work progress,safety, environmental compliance, quality and operational standards andspecifications are being met.

·Evaluate and ensurea proper response is made by the Project Manager for all client complaints in atimely fashion. Analyze complaint trendsand respond with appropriate operational corrective actions after conferringwith Supervisor.

·Hold a team project pre-meeting tostay on top of current issues and status as well as stay informed regarding scheduleand budget.

·Responsible for reporting weekly,the status of each job and changes in job projection cost during ProjectExecutive Meeting.

·Create and/or review client issuedcontracts in accordance with Vantage Builders’ standards, maximizing profit andmitigating risk.

·Review awards prior to Project Managerissuing purchase orders to subs. Reviewchange orders to maximize profit.

Sub-Contractor Relations:

·Develop positiverelationships with Trade Partners to assure qualified manpower and qualityconstruction.

·Promote positivesubcontractor relations by dealing professionally and fairly with allsubcontractors and vendors and continually instilling this philosophy in theproject team.

Client Relations:

·Participates in thedevelopment, negotiation and execution of client and trade partner contracts.

·Primary point of contactfor maintaining client and architect relationships.

·Formulate and developcontract terms with clients and communicate terms to project team.

·Develop and maintainclient and industry relationships at the appropriate level reinforcing Vantage Builders’commitment to continuously address their needs and interests.

·Assure and measureclient satisfaction.

·Support business developmentactivities by building relationships in business and personal networks andthrough community involvement events.

Qualifications:

·Bachelor’s Degree in construction or engineering.

·Training in OSHA construction safety regulation &environmental compliance regulations, including OSHA 30 certification.

·Minimum of 15 yearsconstruction project management experience at the executive level, as well assupervisory experience.

·Experience developingand maintaining client and broker relationships.

·Proven experiencementoring and managing others.

·Proficientknowledge in Microsoft Suite, Procore and Microsoft Project.

·Ableto read and analyze blueprints, specifications, proposals and other documentationto review time, cost, and labor estimates for projects.

·Detail-oriented and strong follow-up skills.

·Self-motivated and passionate about deliveringexceptional client service.
