To strengthen our team in Ann Arbor,
we are looking for you as a(n) Maintenance Specialist.

The Maintenance Specialist develops and drives the preventative maintenance planning and supports the various teams in the building to find the best solutions for their maintenance needs while identifying and addressing facility needs in a proactive manner. The maintenance specialist manages the day to day facility requests SharePoint site and tickets as well as directing onsite contractor management for the facility. The maintenance specialist holds responsibility for the facility planning to ensure the site building(s) is in good order and representative of a world class innovation center.

Essential Functions:

  • Manages Facility Work request SharePoint and prioritizes, quotes and assigns tickets
  • Contractor Management (work planning, scheduling, safe work permits, overview, work orders, tracking)
  • Preventative Maintenance (building calendar and facilitating schedule with leadership and tracking vendor progress)
  • Facility Projects and materials research in collaboration with the Facilities Specialist and Site Leadership

Responsibilities:

  • Accountable for completion of Safety System & Site inspections (eye wash, safety shower, fire extinguishers, waste room, lab inspections, stormwater inspections, etc)
  • Manage, complete and track safe work permits for external contractors
  • Manage contractor security access and safe work practices while onsite
  • Research and drive best practice solutions to maintenance
  • Direct contact for Property Management relationship and onsite support
  • Create and drive preventative maintenance program for all labs, kitchen and office equipment
  • Facility representative for Safety Committee
  • Strategically plan site projects with Facility Specialist and Site Lead on site projects to proactively address site needs
  • Manage and advise on OSHA required documentation for all contractor work
  • Drive ISO 14001, ISO 45001, RC 14001 compliance for site
  • Lead as the day to day site contact for team members facility needs
  • Creation and communication of work planning for property management team
  • Drive continuous improvement for site practices and policies
  • Lead for site security (visitor request back up; badge audits; access badge approvals; annual access audits and risk assessments)
  • Schedule and serve as lead for audits

Qualifications:

  • 3-5 years of experience in facilities maintenance.
  • Associate degree in facility management or equivalent field.
  • Working knowledge of State of Michigan and Federal Environmental, Health & Safety requirements.
  • Certified in OSHA 10 hour general contractor safety training.
  • Knowledge of ISO 14001 / ISO 45001 Management System Programs.
  • Knowledge of facilities management.
  • High Level of interpersonal skills and ability to work in a team.
  • High attention to detail.
  • Excellent organizational skills.
  • Excellent communication skills.
  • Project management skills.
  • Proficient in facilities management software.
  • Lab facility experience strongly preferred.
