ESSENTIAL JOB FUNCTIONS: Works under the general supervision of the Manager - Operation of City Hall in the General Services Division. Operates and maintains all heating and cooling equipment in city facilities which includes the repair and replacement of pumps, valves, motors and any other building equipment; maintains repairs on all HVAC equipment; makes maintenance and emergency calls; responsible for the smooth operation of the building and equipment.Providesguidancetonightwatchmenandjanitorialpersonnel.Respondstoemergency callsintheCityHallbuilding.Actsasliaisonbetweenjanitorialservicesandthebuildingengineer. Maintainschemicalsystemforwatertreatment.Monitorsdryvalvesystemsatothercityfacilities.

OTHER FUNCTIONS:

I.Oversees the garage parking during off shifts or specialevents.

2. Performs additional functions (essential or otherwise) which may be assigned.

TYPICALPHYSICALDEMANDS:Requirestheuseofequipment,suchasfoldingladdersand/or straightladders;liftingvalves,pumpsandothermechanicalequipment;abilitytocloselargevalves; works over, under and around mechanical equipment and piping in order to perform general maintenance;operates boilers,chillers,fans,pneumaticcontrolvalves,motorsandotherbuilding equipment.

TYPICAL WORKING CONDITIONS:Work is performed throughout the City Hall facility under normal maintenance conditions; involves contact with different staff levels.

MINIMUM QUALIFICATIONS:Three (3)years' experience operating and maintaining electrical and/or boilers of 150 H. P. and chillers in excess of 400 tons. Must possess and maintain a valid First-ClassSteam&RefrigerationOperator'slicenseasaconditionofcontinuedemployment.Some background in building maintenancepreferred.

SPECIAL REQUIREMENTS: Must be able to work rotating shifts.
