Occidental Management is Hiring a Commercial Property Manager Near Overland Park, KS

The Property Managers provide oversight and coordinate the day-to-day operations for their assigned properties. This role works under the general supervision of the Senior Property Manager or their designee and is the primary tenant contact responsible for delivering award-winning customer service. Property Managers represent the owner’s interest by ensuring that all properties are maintained, safe, and add value to their surrounding communities.
Responsibilities
Establishes operational and maintenance processes around owner’s requirements.
Responsible for all lease administration duties, including accurately abstracting all property leases in lease administration software
Reviews monthly tenant invoices for incurred operating expenses, collects past due or outstanding tenant payments, and resolves any concerns or disputes
Develops operating and capital budgets, oversee the completion of CAM reconciliations and ensure a smooth recovery process
Maintains, prepares, and presents monthly financial reports to management for all assigned properties including detailed variance reports
Plans, schedules, and coordinates general maintenance or major repairs
Provides cost estimates to tenants for general building maintenance or other billable items as needed
Coordinates services with third-party vendors for building maintenance or repair and makes contract recommendations to management based on service quality
Investigates complaints, disturbances, and violations and resolves issues based on prescribed rules, regulations, and laws

Knowledge, Skills, and Abilities
Thorough knowledge of principles for assessing customer needs, meeting service quality standards, and ensuring customer satisfaction.
General knowledge of building systems and materials
Working knowledge of business and management principles involved in resource allocation, production methods, and coordinating people and resources.
Excellent oral and written communication skills
Solid conflict resolution and active listening skills
Inductive and deductive reasoning skills necessary to resolve unique situations by applying established precedent.
Ability to efficiently learn and integrate new concepts into daily workflow.
Ability to exercise good judgement and take initiative.
Ability to prioritize and organize competing deadlines and interests across multiple channels.
Physical Requirements
Involves work of a general office nature; may involve extended periods of sitting or standing, such as when operating a computer.
Involves movement between departments, floors, and properties to facilitate work.
Involves work such as conducting tours throughout the property/portfolio, usually performed by walking and/or climbing stairs
Regularly required to talk, hear, and use hands and fingers to write and type.
Ability to communicate information and ideas in writing and orally so others will understand.
Regularly required to operate property-owned vehicles; must be able to safely operate a motor vehicle and maintain insurable driving record.
Regularly required to utilize vision abilities, allowing reading printed material, graphics, computer displays, and physical inspection of properties and sites.
An employee shall not pose a direct threat to the health or safety of other individuals in the workplace.
Work Environment and Conditions
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions including use of property-owned vehicles.
Experience, Education, and Credentials
Required
A minimum of three (3) years’ experience in a commercial property management operation with progressive increases in scope of duties and area of responsibility.
Valid driver’s license and insurable driving record.
Preferred
Bachelor’s degree in business administration or related discipline
Real Property Administrator (RPA) or Certified Property Manager (CPM) certification
Active Kansas Real Estate Salesperson License
Equivalent combinations of education and experience will be considered.
