Position Summary:

The Engagement Specialist is responsible for overseeing the day-to-day resident dashboard and engaging residents to solve issues, provide exceptional customer experiences, and renew leases for their assigned properties., ensuring the optimal performance of each property. The Engagement Specialist will be responsible for managing in-person leasing tours where applicable and ensuring customer satisfaction. The Engagement Specialist will also be responsible for collection of rents and expense management.

Key Accountabilities:

  • Resident Dashboard Management
  • Issue Resolution

  • Property/Unit Inspections
  • Assigned GL’s (Expense Management)
  • Leasing in person where applicable

Essential Job Functions:

  • Walk the property to ensure that it is well-maintained and identify areas for improvement.
  • Responsible for monthly research and communication of financial reporting and budget variance analysis; performing annual budgeting processes with the guidance of the respective team lead.
  • Review and report accurate and timely performance reports weekly/monthly/quarterly/annually.
  • Plan resident retention activities, meet specific measurable goals, deliver timely correspondence, and effectively following up with residents.
  • Walk make ready apartments to ensure they are move-in ready.
  • Resolve issues with a primary focus to deliver an exceptional customer experience and resolve resident complaints in a timely manner.
  • Monitor customer experience surveys, celebrate wins, identify areas of opportunity, work as a team to generate solutions, implement, and follow up.
  • Organize and coordinate resident engagement events.
  • Monitor and perform activities related to accounts receivable and payable.
  • Monitor property budgets to ensure expenses are within budget and recommend cost-saving measures where appropriate.
  • Comply with all safety policies, practices, and procedures. Report all unsafe activities to the supervisor and/or Human Resources.
  • Perform other duties as assigned.

Qualifications and Experience:

  • Bachelor’s degree in marketing, business administration, or relevant field.
  • 2 years of residential property management experience, centralized, and multifamily is a plus.
  • CPM or CAM preferred.
  • Proficient computer and technical skills.
  • AppFolio or other property management software experience preferred.
  • Capacity to manage various projects and work to tight deadlines.
  • Self-starter
  • Comfortable with a fast-paced work environment.
  • Excellent management, leadership, communication, organization, and time management skills.
  • Ability to work flexible hours as needed, including weekends and holidays.

The Engagement Specialist's work involves:

Language Ability:

Ability to read and comprehend simple instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to customers, clients, and other employees of the organization.

Math Ability:

Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume. Ability to apply concepts of basic algebra and geometry.

Reasoning Ability:

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.

Computer Skills:

Intermediate personal computer skills, including electronic mail, routine database activity, word processing, spreadsheet, graphics, etc. AppFolio or other property management software experience preferred.

Planning/Organizing:

Ability to prioritize tasks.

Hours & Travel:

  • This role is full-time salary plus commissions.
  • Local travel is required.
