Draper City is Hiring a HVAC Maintenance Technician I or II Near Draper, UT

POSITION SUMMARY:

Under the general direction of the Facilities Manager, performs a wide variety of skilled tasks in the maintenance and repair of ventilation, heating, and air conditioning (HVAC) units installed in the city’s buildings. Performs preventative maintenance, repair, replace and upgrade of mechanical systems to all city buildings, which may include chillers, boilers, rooftop units, make-up air units, exhaust fans, supply and relief fans, dampers, hot and cold-water valves, controls and automation. Additionally, performs general repair of plumbing, lighting, and minor electrical, and facility maintenance.

SUPERVISION EXERCISED:

  • None

ESSENTIAL FUNCTIONS:

  • Monitors, inspects and performs corrective and preventative maintenance on HVAC systems and components, such as thermostat settings, air filters, blower fans, belts, and bearings.
  • Orders and maintains inventory of parts and supplies needed to repair and maintain HVAC equipment.
  • Responds to fire alarms systems. (Must be familiar with fire panels.)
  • Conducts performance tests with specialized tools.
  • Gathers tools and supplies to be used at work site; maintains tools and equipment, and keeps supplies and parts in order; cleans work area, machines, tools, and equipment.
  • Drives between different facilities and transports equipment and tools as needed
  • Keeps record of work completed; maintains accurate maintenance records as required by federal, state, and local agencies.
  • Works as a team to complete complex or large projects.
  • Operates small equipment as needed to maintain buildings and grounds; grooms building surroundings
  • Participates in winter snow removal and ice control operations.
  • Observes and complies with all city and mandated safety rules, regulations, and protocols
  • Works availability for rotational on-call nights, weekends and holidays.
  • Performs other related duties as assigned.

In addition to the essential functions of HVAC Maintenance Technician I, the following are essential functions for the HVAC Maintenance Technician II:

  • Plans, directs, and records periodic electrical testing, and recommends or initiates modification or replacement of equipment which fails to meet acceptable operating standards.
  • Installs and connects power supply wiring and conduit for newly installed machines and equipment; assembles and installs metal
  • Studies system blueprints, specifications, and performance data to determine configuration and purpose of system components such as motors, pumps, fans, switches, ducts, or pipes; inspects system to verify system compliance with specifications and to detect malfunctions in system component
  • Tests coils, armatures, stator, rotor and field coils for continuity, shorts, and grounds and insulation resistance; examines for broken or defective
  • Diagnoses and replaces faulty mechanical, hydraulic, and pneumatic components of machines and equipment; diagnoses and repairs problems with pumps, including line shaft, centrifugal and submersible pumps; examines bearings, shafts, and other moving parts for excessive wear or defects; replaces defective motor bearings and motors.
  • Performs other related duties as assigned.

MINIMUM QUALIFICATIONS:

  • Education – High school diploma or G.E.D.
  • Experience – Controls and automation experience preferred. Municipal experience preferred. Proficient in MS Office.
    • HVAC Maintenance Technician I – Two years of HVAC maintenance and repair, including one year working with commercial systems and general facility maintenance.
    • HVAC Maintenance Technician II – Three years of progressively responsible HVAC maintenance and repair, including one year working with commercial systems and general facility maintenance.
  • Licenses and Certifications – Valid Utah Driver License. Specialty Contractors License in Heating and Air Conditioning, graduation from a recognized HVAC training program and specific experience in computerized system maintenance preferred.
    • HVAC Maintenance Technician I – Possess EPA Type I and Type II Refrigerant license. Possess current Rocky Mountain Gas Association (RMGA) certification or obtain within 12 months of hire.
    • HVAC Maintenance Technician II – Three years of progressively responsible HVAC maintenance and repair, including one year working with commercial systems and general facility maintenance. Possess EPA Type I, Type II, and Universal Refrigerant license and current Rocky Mountain Gas Association (RMGA) certification.

    • General carpentry, electrical, mechanical plumbing and related skill areas as needed to perform routine maintenance duties

WORKING CONDITIONS AND PHYSICAL DEMANDS:

Tasks require a variety of physical activities such as walking, standing, stooping, bending, sitting, reaching, talking, hearing and seeing. Common eye, hand, finger dexterity required for most essential functions. Mental application utilizes memory for details, verbal instructions, emotional stability and discriminating thinking and creative problem solving. Frequently lifts or otherwise moves objects weighing up to 50 pounds. May be confined to small spaces to perform work. Regular exposure to wet and/or humid conditions. (Performance of duties may require working in varied weather conditions such as extreme cold or hot conditions.) Frequent exposure to fumes, airborne particles, toxic or caustic chemicals, and dusty or greasy conditions. Frequent exposure to high levels of noise. This position has exposure to stressful situations. Work is often performed under deadlines and time constraints. Operate equipment and drive a motor vehicle.

COMPENSATION AND BENEFITS:

  • Monday to Friday 7 a.m. to 4 p.m., on site (Alternate 9-80 work schedule considered and discussed at time of interview)
  • Salary range: (Starting wage is dependent on experience.)
    • HVAC Maintenance Technician I $25.38 - $40.53 per hour (Starting wage up to $33.00 DOE)
    • HVAC Maintenance Technician II $27.92 - $44.60 per hour (Starting wage up to $36.00 DOE)
