Overview:

Position Summary:

TheMaintenance Supervisor(MS) at The Pryde, an LGBTQ affirming senior community, will havebroad and in-depthresponsibilitiesfor the maintenance and repair of an apartment development(s) which may consist of multiple buildings or a single structure.

Dependingofthe size of the assigned development(s) the MSmay work alone or lead a Maintenance Technician(s) and possibly a Porter.

Reporting to their assigned Property Manager the MSwill ensure their assigned apartment development(s)is maintained to company and industry standards of excellence. The MS willwork with commitment to maintain an attractive, clean, well-maintained property and the mechanical systems which are a part of the development(s). As a key employee responsible for a development used around the clock by residents, the MS will be available for emergency calls and responsive to safety matters.

TheMS will work collaboratively with the Property Manager and other staff members at being a good steward ofa valuable assetwhich is home to residents of various economic circumstances and social needs.TheMSwill ensure the integrity of alldataentered intothe companyssystems.

TheMSwillprovide excellent customer service to residentsthus encouraging long-term retention.

As aleader theMSwill demonstrate professionalismandwill support the development and trainingof thosesupervised, andwill diligently pursue their own professional developmentbyfully utilizing the Pennrose Academy.The MSwill report to a Property Manager.

Property Overview:

Pennrose, in partnership with LGBTQ Senior Housing Inc., is developing 74 brand new LGBTQ affirming apartments for seniors 62 and older in the Hyde Park neighborhood of Boston. The 120 year old former William Barton Rogers School is currently undergoing a historic rehabilitation. Rent-restricted studio, one- and two-bedroom apartments will be available to households and individuals at various income tiers (30%, 50%, 60%, 80% and 100% of Area Median Income). Several apartments will be set aside for homeless individuals.
The residence boasts modern amenities and is pet friendly. The community hosts two private resident lounges and a sunroom. There is additional space available for large events, space for gallery, Resident cinema, classroom space for learning opportunities, and on-site laundry facilities. In addition, the residents will have access to a fitness center.

Property management offers additional services, programs, accessibility and security for all residents and their invited guests such as:

  • Elevators and secured access entry to building
  • Courtyard and professionally landscaped grounds
  • On-site supportive services available to all residents including LGBTQ Programming and Services
  • On-site professional management team and maintenance with 24-hour emergency call service

Pay range: $30 - $36/hour depending on experience.

Responsibilities:
  • Effectivelymanagethe unit make-ready program to company standards which is 5 businessdays
  • Work collaboratively with the Property Manager to successfully completeapartmentunit inspections for both move-in and move-out to include preparing estimates of damage for collectionpurpose
  • Seek cost saving and best practices and share them withcolleagues
  • Embrace the companys use of Technologyby optimizing the use of Yardi Maintenance Mobile
  • Utilize Yardis Procure to Pay to maximize savings share lower cost opportunities with the companys Vice President forCapital Planning, Procurement and Energy Management
  • Follow the companys Risk Management directives to maintain a safe propertyenvironment
  • Make repairs and perform preventative maintenance to company, industry standards and to building codes seek the help of the Regional Maintenance Manager, or Director of Project and Risk Management, or the Vice Presidentfor Capital Planning, Procurement and Energy Management before proceeding with unfamiliar measures contact them before contacting vendors for the non-routine repair or replacementissues
  • Remove snow from sidewalks and entry areas and portions of parking lots with company approved materials done following company procedureswhich includes maintain a professional snowlog
  • Ensure all preventative maintenance processes are completed following manufacturers guidance and maintain warranty, guarantee and key physical component identificationinformation
  • Secure andpreserve a set of buildingplans
  • Maintain common areas in a professional mannerand inspect the property and its grounds daily looking for problems and solve themimmediately
  • Understandthe propertys annual operating budget and work to achieve the objectivestherein
  • Proactively manageto avoid surprises-maintain the property to inspection level everyday
  • Monitor utility consumption andrelatedexpense work with the Property Manager tooptimizethe use oftheNWPsystemand responsesto utilityalerts
  • Provide meaningful input to the capital planning process, budget process and examine expenditures for cost savings and efficiencies share best practices withcolleagues
  • Ensureteam members areon-boarded effectively,trained, motivated and equipped to be successful stewards oftheproperties
  • Work orders, preventive maintenance, apartment turnsand the leasing of vacant apartment units- all to be done within company policy timeframeswhile showing great customerservice
  • Own allmaintenance, safety and resident relations aspectsto your apartmentdevelopment
  • Teachstaff about customer service, professionalism, safe work practices, effective property inspections, vendor managementandthe optimum use of technology /Mobile Maintenance/Yardiand Fair Housingand Risk Management initiatives
  • Ensure property isprepared to excel atall property inspections, including agency and REACwithout the need for surges in staff and spending,i.e.have property inspection ready at alltimes
  • Complete those insurance administration tasks necessary to successfully conclude insuranceclaims
  • Serve as a role model, mentor, coach and trusted resource to field staffandresidents
  • Assist with theSupportive Services programso that it issuccessful
  • Support the Pennrose Academy efforts to heighten the technical expertise ofstaff
Qualifications:

Performance Metrics

  • Property will successfully meet all aspects of the annual operatingbudget
  • Property inspection results will be consistentlyexcellent
  • Unit turnoverand unit occupancy timeswill steadily improveas will tenantresidency
  • Insurance claim work will be administered timely andprofessionally
  • Work orderand preventative maintenance completionswill meet PMC standardsconsistently
  • Property will not experience insurance claims due to neglect on the part ofstaff
  • Resident satisfaction surveys will yield consistently positiveresults

Required Education and Experience:

  • High SchoolDiploma / GED technical trainingcertificationsa plus
  • Threeyearsof increasing property maintenanceresponsibilities
  • Requires a valid drivers license, an insured vehicle, and the ability to travel (between properties)

Working Conditions:

  • Ability to work periodic flexible hours is required. Ability to travel by plane and automobile is required.
  • Ability to work at property locations within or near transitionalneighborhoods
  • Ability to climb stairs, take elevators, bend, squat and reachoverhead, and meet standard mobility and lifting for tasks typically associated with propertymaintenance
