POSITION SUMMARY:

The General Manager is responsible for the day-to-day operation, marketing plan, budget, leasing, tenant relations, and financial performance of the Dairy Block, a Denver urban mixed use property with office, retail, hotel and parking components . The GM is directly accountable to the ownership group in the form of weekly updates and check ins, monthly asset reports, quarterly ownership meetings, and occasional escalation of issues and resolutions in real time.

Key Responsibilities:

  • Collaborates with Asset Management, Property Management and Accounting to create annual strategic plans including budgeting and reforecasting.
  • Own the Profit and Loss Statement and drive net operating income.
  • Identify and oversee the development of business cases for potential new revenue generation and/or cost containment opportunities, and assists with the evaluation of risks, rewards, and impacts of strategic decisions.
  • Leads the on-site operations, including leading collaboration across marketing, security, maintenance, hotel, parking/valet, tenant relations, property management, etc. and take primary responsibility for coordinating the activities of the hotel, restaurants, and retail operations.
  • Monitors and evaluates the performance of the various components of the project (i.e. restaurants, retail, hotel, operations, leasing, etc.) on a monthly basis and holds vendors and managers accountable for their strategic plans and performance.
  • Prepares and submits timely monthly reports and other periodic reports in a format and on a schedule determined by owner.
  • Collaborates with Risk Management to identify operational and security risks and creates solutions. Actively collaborates with neighborhood groups, the City of Denver, and adjacent landowners to develop and implement security/risk management programs, as needed.
  • Vet and curate tenant prospects for specialty retail and restaurant operators.
  • Participates in lease negotiations, in collaboration with Asset Management and leasing agents.
  • Supervise and direct leasing personnel and outside brokers, create financial evaluations using a standardized template, possess knowledge of industry norms for occupancy costs of various uses of retail and restaurant types and knowledge of expected sales levels of different uses, and oversee leasing process from Letter of Intent through Rent Commencement and operations. Participate in developing strategic retail lease plan and implement direction of the plan.
  • Oversees on-site Property Management and Project Management activities (i.e. scope creation/review, budget, and timeline oversight), and coordinates the common needs of the hotel, tenants, and other third parties as needed (i.e. Downtown Denver Partnership, City of Denver, etc.).
  • Collects all billed rents in full and on time.
  • Manages and prepares vacant space (in ready to show condition at all times.) Explores temporary leasing opportunities, tenant merchandising and/or advertising displays and at a minimum, have graphics and leasing signage placed in the windows.
  • Negotiates, executes, and oversees the fulfillment of contracts for operational services with third-party vendors.
  • Ensures that maintenance activities, capital improvements, and renovation projects are completed to high standards, in a timely manner, and in a well-orchestrated way to minimize disruptions to tenants, guests, and the public.
  • Maintains positive relationship with local community. Has good working knowledge of political and regulatory changes that may impact property operations. Takes corrective action and informs others as needed.
  • Oversee marketing initiatives and critically evaluates the Dairy Block’s marketing efforts. Leads the strategic planning and implementation of marketing initiatives that are appropriate and integrated with retail, restaurant and hotel to maximize current and future customer visits.
  • Ensures all marketing efforts for the project are well coordinated (i.e. hotel, tenants, events, etc.) to reinforce the Dairy Block’s brand vision, values, culture and long-term goals.
  • Bachelor’s degree preferred
  • 10 years of experience with retail, office and hotel Property Management with high-end Class-A property experience required
  • Understand and articulate all aspects of a mixed-use property
  • Extensive retail and office leasing experience
  • Strong understanding of hotel industry
  • Strong acumen related to all aspects of commercial real estate including finance, leasing, legal, construction, maintenance, security and housekeeping functions, and the tenant requirements of managing retail, office, hotel and mixed-use properties
  • Basic understanding of accounting and accounting principles
  • Excellent verbal and written communication skills and interpersonal skills
  • Management experience including hiring, training and supervising required
  • Proficient in Microsoft Office Suite
