The Condo Association Manager is in charge of ensuring the condominium tenants' needs are met. They also manage various aspects of the day-to-day operations of a condominium’s main office. They need to have both people, written communication skills and organizational skills in order to succeed.

The Condo Association Manager works with and in conjunction with the BOD on issues that affect the residents. They help negotiate disputes between individual residents as well as disputes between residents and the association. They attend HOA meetings and take minutes to learn about the important issues and develop ways to resolve them. They prepare meeting minutes within 10 business days and send draft to the board for review.

A Condo Association Manager’s job involves conflict management among the residents, whether it is a noise complaint between neighbors or disputes over proper use of common areas. Condo Association Manager takes initial complaints and investigates the offensive action in question. They then gather the parties involved, if necessary, to try to work out a satisfactory solution.

Resident safety is a key concern for an Condo Association Manager. These concerns extend from personal security to the safety of the grounds in general. The manager helps monitor the property for issues such as uneven sidewalks or other hazards that might put residents in physical jeopardy. They work with the BOD to identify potential problems before they become hazardous. They may need to handle issues that affect the security of the residents, such as criminal activity or unruly residents or guests.

The office duties of the Condo Association Manager consist of bookkeeping, interacting with residents, managing the office files, working with maintenance manager to ensure repairs are made, vendors are called when necessary and handling all written and verbal communications between owners and board of directors. They do not contact condo lawyers unless directed by the Board of Directors. In general, the workday for the office manager would be 8 hours a day, five days a week.

The Condo Association Manager would also be responsible for supplying the BOD with all reports requested. He or she would be responsible for keeping track of all violations, what stage we are at and if there is a resolution to the problem. We would also keep records of any late or unpaid maintenance fees and assess fines when necessary. The manager would also be responsible for setting up a meeting between the board approved committee and resident violator to determine if the fine is just.

The Condo Association Manager would be responsible for day-to-day operation. This position reports to the President of the Board of Directors and may have additional responsibilities as requested or defined by the board.

Skills and Experience:

  • Strong working knowledge of customer service principles and practices.
  • An active CAM license in good standing preferred.
  • Valid driver’s license and reliable vehicle.

  • Proficiency and working knowledge of Microsoft Office Applications and QuickBooks.
