Walnut Capital Management is seeking a skilled Maintenance Technician for our Residential Properties.

SUMMARY: Responsible for the Maintenance Department Operations, ensuring company standards are adhered to. Duties are inclusive of preventative maintenance and reactive maintenance.

DUTIES AND RESPONSIBILITIES:

  • Maintain a work order assignment program for completed and pending work orders. Prioritize and complete work orders in a timely manner. Monitor all deficiencies. Communicate to the requesting party upon completion when needed.
  • Ensure routine preventive maintenance on equipment is done. This is including, but not limited to laundry equipment, heating, and air condition units, ice machines, fire extinguishers, fire/smoke alarms, lawn sprinklers, fire equipment and plumbing.
  • Inspect residential units after Preventative Maintenance. Review any problems with the PM and recheck residential unit before releasing to the Leasing Office.
  • Assist the Property Manager in resolving resident concerns.
  • Maintain the grounds, curb appeal, and building exteriors consistently
  • Provide on-call rotational assistance for apartment buildings.
  • Maintain a current inventory of all supplies.
  • Check Smoke Alarms and fire extinguishers throughout complex on a scheduled basis and/or coordinate with 3rd party service provider.
  • Performs other related duties as assigned by management.

QUALIFICATIONS:

  • High school diploma or general education degree (GED), or 2 to 4 years related experience and/or training, or equivalent combination of education and experience.
  • Must have a valid driver’s license
  • Must be willing to work an on-call schedule rotation.
  • Must have basic phone/computer skills/knowledge
