The Facilities Management unit of Facilities and Services is seeking applicants for a Trades Specialist Lead II.

About the Opportunity:

Under the direction of the Private Public Partnership (PPP) Operations Manager the PPP Lead Position will provide leadership, guidance and assistance to assigned personnel. Will perform various maintenance tasks and general property maintenance and repairs. This position may be required to work flexible hours.

What you’ll do:

  • Functions as a team leader, providing guidance to journeymen, trades workers, custodial, and any other support personnel as required. Follows procedures, and processes, and assigns work to crew members accordingly.
  • Ensures work is completed in a timely fashion. Subsequently, inspects work assignments ensuring quality repairs, completed safely and within budget.
  • Will be responsible for ensuring that proper safety procedures, equipment, and personal protective equipment are used while performing job duties.
  • Receives and reviews work orders on a daily basis. Collaborates with Manager in assessing and assigning work orders and work flow. Interfaces with other parties as needed, may include, Work Control, Supervisors, and Managers.
  • Coordinates multi-craft projects and work flow. Clearly communicates work schedules and goals to employees, vendors, and customer; cultivating efficiency and a timely completion of assigned tasks.
  • Provides continual inspection to ensure maintenance is completed on schedule; recommends to the supervisor major repair needs; assists supervisor in updating deferred maintenance and preventative maintenance programs.
  • Communicates with Housing members consistently to inform them of building conditions and issues affecting tenants. Works with Housing members in scheduling work in occupied rooms, creating room turn-over plans, reporting vandalism, etc.
  • Communicates with retail vendors for building and equipment repair and maintenance support as needed.
  • Communicates daily with Manager; provides daily progress reports.
  • Will assist the Manager in all aspects of employee assignments, discipline, and performance.
  • Will respond to building maintenance requests; ability to diagnose and repair various equipment as needed. This may include, but is not limited to, electrical repairs, such as replacing switches, lamps, ballasts, outlets, breaker resets. Responsible for troubleshooting circuits up to 277 VAC, single phase.
  • Will be responsible for plumbing related repairs and maintenance. This includes, but is not limited to, faucets, plugged drains, replacement of worn traps, repair of leaks and drips in various sinks, tubs, and plumbing systems.
  • Performs all general maintenance duties related to mechanical equipment systems; this is not limited to, but may include routine maintenance and repairs on condensing and chilled water pumps, air handling units, cooling towers, fan coil units. Must have the ability and knowledge to diagnose and repair pneumatic systems and controls.
  • Will be responsible for creation, implementation, and start-up of a building and equipment preventive maintenance system in a new facility.
  • Will be responsible for determining the parts, materials, and appliances needed for operations. Responsible for listing, ordering, receiving, stocking and tracking usage at the facility. Communicate with warehousing to add/delete stock items as needed.
  • Will be responsible to follow preventative maintenance plans for all mechanical/electrical systems. This may include, but is not limited to, routine lubrications, calibrations, and adjustments; belt, gear box, and bearing replacements. Will also include routine and scheduled reviews and upgrades in control systems. Checking and maintaining all indoor and outdoor bulb changes.
  • Operates as a first responder to odors, leaks, electrical failures, and plumbing related failures; should have the ability to redirect requests if additional support, or specialized staff is required.
  • Be responsible for daily carpentry requests. This may include, but is not limited to, wall and trim repair in common areas, repair of floor and ceiling finishes, door and casement adjustments. Touch-up painting, caulking, in common areas.
  • Must have ability to utilize a computer, respond to emails and complete electronic work orders.
  • Requires a flexible work schedule and the ability to respond to emergency situations which may require additional hours, and/or call-in.
  • Assists, as needed, when needed, other trades, vendors, or support staff in maintaining, repairing, diagnosing building conditions.
  • Organizes work and follow work schedules as given; ability to complete tasks in a timely and reasonable fashion.
  • Communicates incomplete tasks to supervisor.
  • Responsible to work safely, and follow all mandated safety regulations.
  • Responds to requests and tasks as assigned by immediate supervisor.
  • Has ability to communicate both orally and written
  • Maintains ability to use Excel and Word to create lists, spreadsheets, and forms as needed for maintenance and parts usage tracking and analysis.
  • Assists in all Roads and Grounds work; this will include, but is not limited to, shoveling walkways, operating snow removal machinery (blower, broom), maintaining barrier free entries and exits; applying de-icing products. Will also include general upkeep of outdoor space throughout the year; removing debris, lawn trimming, and sweeping walkways.
  • Keeps common area clean and orderly and free of debris or trash. Will empty common area trash receptacles daily. Operates walk-behind and riding scrubbers, carpet extractors and vacuums. Mops, sweeps and performs other duties associated with a Campus Service Worker.

Pay Grade: PG15

Qualifications
  • High School diploma plus up to 18 months of technical or vocational training in the fields of Preventive Maintenance, Carpentry, Plumbing, Electrical, HVAC, General Trades, or equal amount of work-related experience.

  • A minimum of two (2) years experience in the following:
    • Experience in Preventive Maintenance to include maintenance experience in four or more of the following areas; carpentry, plumbing, electrical, HVAC, or other craft trades. Experience in maintaining a large scale, multi-family apartment complex. Experience working in skilled trade environment. Experience in leadership and training others
  • Ability to read blueprints.
  • Ability to operate a computer.
  • Ability to follow OSHA guidelines and associated codes.
  • Knowledge of equipment, tools, parts, and materials related to the building maintenance trades.
  • Ability to maintain proper attendance and punctuality standards
  • Ability to read and write in English and perform basic mathematical calculations.
  • Ability to distinguish colors in the workplace.
  • Ability to plan and schedule ongoing priorities.
  • Ability to rapidly learn all policies and procedures impacting the affected area.
  • Ability to maintain a current valid drivers license.
  • Ability to operate a state vehicle.
  • Ability to climb ladders, heights may exceed ten feet.
  • Ability to lift materials over 75 pounds.
  • Ability to bend, stoop, walk, crawl, etc.
  • Ability to work in inclement weather.
  • Ability to work in cramped and confined areas.
