**Job Overview:**

We are seeking a skilled Project Superintendent to oversee construction projects and ensure their timely and successful completion. The ideal candidate will have a strong background in construction management and project scheduling. Commercial construction experience is not required, but the job requires learning skills for multifamily construction.

**Duties and Responsibilities**

- Understand and follow all contract documents.

- Plan and direct construction activities on the building site.

- Follow, modify, and create job schedules.

- Understand job-specific cost accounting and budgeting.

- Coordinate and Schedule all involved subcontractors for each phase of development and construction.

- Understands local and state building codes.

- Maintains a safe work site by implementing safety requirements and enforcing regulations, encouraging safe work habits, and observing OSHA requirements and any state-level agencies’ regulations.

- Create and verify all checklists are completed and inspections are scheduled and passed.

- Recognize and enforce quality standards through daily inspection of homes under construction.

- Monitors job site cleanliness and holds subcontractors responsible for daily clean-up.

- Schedule and manage subcontractors to make designated warranty repairs.

- Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company.

- Ability to work additional hours as necessary to meet business needs.

- Develops and maintains good rapport with subcontractors, owners, city officials, and inspectors.

- Execute company policies and enforce uniformity in construction methods to ensure compliance with quality standards.

- Suggest improvements within the system.

**Experience:**

The successful candidate should possess the following skills and qualifications:

- Bachelor’s Degree or 10 years related experience.

- Must have a valid driver’s license and be willing to drive among designated communities in daytime and nighttime.

- Ability to utilize applications on a smartphone, tablet, or laptop.

- Ability to apply common sense understanding to carry out instructions furnished in written, and oral form.

- Proficiency with MS Office and email

- Work effectively in high-pressure situations.

- Ability to communicate organizational policies and other information to subordinates.
