Maintenance Manager

The Maintenance Manager reports to the Community Manager and supports the operations and financial performance of an apartment community. Primarily responsible to ensure apartment homes and common areas are in good working order and maintained to meet the standards at WAK Management. This individual along with the Community Manager will be responsible for recruiting, training, developing, and mentoring the maintenance team. This person will ensure that all the repairs and maintenance of community common areas and apartment homes is completed. This person will be prompt and courteous when responding to all service requests. This person will oversee the supply of market ready apartments to meet leasing demand. The Maintenance Manager must be organized, have a good understanding of budget control, and assist in creating a positive customer experience for both internal and external customers.

Essential Functions:

  • Manage the maintenance operations, apartment homes and common areas in the most efficient and profitable manner possible, as well as creating the greatest possible satisfaction and well-being of all other individuals associated with the property, both employees and residents, consistent with the goals and objectives of the owners.
  • Be knowledgeable and in compliance with local ordinances, state and federal laws as well as using National Apartment Association guidelines and that of its local affiliate, such as the local Apartment Association.
  • Supervises and coordinates on-site maintenance staff, including recruiting, training, and coaching. Communicate expectations and evaluate performance of all maintenance team members.
  • Keeps the maintenance shop clean, stocked to properly maintain the community, organized and in good working order. Adheres to WAK policies for effectively purchasing supplies, maintaining expenses within budget, and obtaining bids on appropriate community projects.
  • Monitors and tracks all service requests, and preventive maintenance work performed, compliance with safety requirements, supplies and parts inventories, purchases, and make-ready operations.
  • Ability to be on call 24/7 for both emergency and scheduled calls.
  • Receives, organizes, and prioritizes maintenance service requests. Performs services as requested by residents or preventative maintenance as required to keep equipment operating efficiently.
  • Coordinate’s maintenance team and any outside supplier partners (contractors) as needed to ensure market-ready turns of vacant apartment homes to specifications as quickly as possible to meet leasing demand.
  • Contacts and oversees supplier partners for work not performed in-house. Inspects and approves contracted work completed.
  • Coordinate maintenance and repairs to structural, mechanical electrical systems, boilers, heating and ventilation systems, building interiors and exteriors, ceilings, flooring, roofing, and appliances including stoves, refrigerators, washing machines and dryers.
  • Ensures strict adherence to the property key control policy, ensuring that locks are changed as required and that keys are properly cut and dispensed.
  • Conduct annual property inspections for quality and to assess and identify needs for improvement. Inspects maintenance repairs and available units for readiness. Monitors, inspects, and assesses the property landscape and other attributes to identify and address potential safety hazards and concerns and to ensure quality property aesthetics.
  • Maintains property map that clearly identifies all utility cut-offs, the location of hydrants, gas mains and other property safety information.
  • Ensures adherence to customer service standards by responding to concerns and complaints of residents in a positive and courteous manner.
  • Complete all Visions online courses as assigned.
  • Support the retention efforts of the community and attend social and other community events for residents.

Skills/Education:

  • High school education or equivalent
  • Three to five years of experience in facility maintenance and/or mechanical repair required, or an equivalent combination of experience and education.
  • HVAC experience required. EPA Type II or III or Universal license required.
  • Pool Certification/ CPO certification preferred (meet local ordinance requirements)
  • Thorough knowledge of heating and air conditioning unit repair and maintenance
  • General knowledge of the repair and maintenance of other household appliances, lighting fixtures, and plumbing
  • Knowledge and skills to operate common and specialized tools for repairs and maintenance.
  • Ability to visually inspect apartment homes, grounds/ curb appeal, and other aspects of the property to determine adherence to standards.
  • Ability to read, interpret and apply written instructions for repair and maintenance of equipment.
  • Ability to communicate and interact with personnel at all levels throughout the organization; clearly and concisely communicate with residents, property staff and/or product suppliers.
  • Able to meet changing priorities and deadlines.
  • Able to balance multiple tasks simultaneously, including project administration, monitoring, and execution; possess good organizational skills.
  • Must be able to provide own basic tools.
  • Valid driver’s license from the state of residence

Physical Job Requirements:

  • Required to maintain a regular schedule which may require working outside business hours, weekends and non-traditional holidays.
  • Ability to lift, push and pull up to 50 pounds.
  • Hearing and visual ability to observe and detect signs of emergency required.
  • Must be able to sit, stand, reach, bend, and stoop for extended periods of time.
  • Talking and expressing or exchanging ideas by means of the spoken word. Those activities in which they must convey detailed or important spoken instructions to other workers accurately, loudly, or quickly.
  • Perceiving the nature of sounds at normal speaking levels with or without correction.
  • Ability to receive detailed information through oral communication, and to make the discriminations in sound.
  • Visual requirements including color, depth perception, and field vision.
  • Ability to compare, copy, coordinate, synthesize, negotiate, communicate, and instruct.
  • Ability to tolerate stressful situations, with minimal to moderate supervision.
