OBJECTIVE: As a Community Manager, you'll handle a variety of tasks throughout the day, including sales, marketing, and resident retention duties. Every day is different! You'll work closely with the other office team members and maintenance staff to make each day amazing for your residents.
ESSENTIAL FUNCTIONS
  • Affectively encourage, lead, motivate, and involve their team to operate to the best of their abilities within the guidelines of the Company goals.
  • Monitors vacancy reports and upcoming lease expirations to provide a proactive analysis to the area manager and owner to better manage occupancy. Maintain competitive occupancy percentages and rents at properties by setting goals and working with the leasing consultants daily.
  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
  • Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, and ensuring validity of certificates of insurance, coding charges to appropriate chart of account codes, and managing communication between the vendor/contractor, accounting, and the client/owner as needed.
  • Controls expenditures by staying within the constraints of approved budget.
  • Overseas the lease enforcement process by approving prospective resident applications, discounts, and renewal of leases, conducts periodic apartment inspections, follows all proper notice requirements, assists with collections and eviction actions, and imposes charges as allowable and stated in the terms of the lease.
  • Gather, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the properties occupancy and revenue goals.
  • Conducts apartment inspections daily, weekly, or monthly parentheses depending upon the tenure of the leasing consultant or property manager and inspecting three or more vacant ready units per property for quality control purposes.
  • Conduct regular website property reviews for accuracy.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and request and timely manner, and taking appropriate action to resolve and address service issues. Ensures the properties maintenance team is in compliance with the Company's standards and respect to responding and completing resident service request.
  • Conduct regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet the established standards for safety, cleanliness, and general appearance and appeal.
  • Community manager supervises property staff by interviewing, hiring, and training employees, and manage their performance in accordance with company policies, values, and business practices.
  • Assist in managing the relationship between your team and upper management by conducting property tours, providing updates and information about the property's performance, and responding to upper management's request as needed.

Requirements
EDUCATION AND EXPERIENCE
REQUIRED:
  • Valid Driver's License
  • High School Diploma or GED equivalent is required.
PREFERRED:
  • 3-5 years in the property management field
  • Experience with Microsoft programs
  • Technology savvy
PHYSICAL REQUIREMENTS: Must be able to navigate a large community setting. Be able to sit in an office setting for various amounts a day.
SPECIAL REQUIREMENTS: This position requires the ability to work 40-55 hours per week during normal business hours of Monday - Friday, with occasional hours outside of that range as business necessitates. This role interacts with a variety of individuals, whereby excellent customer service along with above average communication skills are critical in all mediums. Due to the diversity of this position, being self-motivated and having the ability to be flexible with daily tasks including the ability to prioritize is essential.
WORK ENVIRONMENT: This position will be performed primarily in an office and property community setting.
