Braden Property Management is searching for a Maintenance Field Technician to provide quick and thorough repairs for a variety of issues throughout our portfolio of homes in and around the Charlottesville area. ESSENTIAL FUNCTIONS:
The Maintenance Field Technician’s role is to complete general maintenance repairs at various properties in Charlottesville and the surrounding area. The breadth of work will depend on the candidate's skill level, with a minimum ability to complete common plumbing, minor electrical, and general “handyman” level repairs needed.
SOME OF THE MAIN JOB DUTIES:
Complete repairs & routine preventative maintenance in occupied homes as assigned
Complete make ready process of vacant homes as assigned
Participate in morning alignments, gather work orders, keys, and discuss an approach to the work order's punch list
Track time & keep records of work for each maintenance request within software
Prepare and submit field notes for administrative staff's preparation of billing
COMPETENCIES:
Basic understanding of plumbing, electrical, and other home systems
Knowledge of general maintenance processes and methods
Must have ability to prioritize and problem solve
Ability to communicate clearly and quickly with internal team members and external customer/clients
Ability to self manage
Must know, understand, and adhere to health and safety standards & regulations
REQUIRED EDUCATION AND EXPERIENCE:
One to two years related experience and/or training; or equivalent combination of education and experience.
Must be willing to obtain other training/certifications as required
Must have basic experience with technology include computer and smartphone usage
POSITION TYPE AND EXPECTED HOURS OF WORK:
This is an hourly, non-exempt position - Monday-Friday, 9AM - 5PM. Overtime (over 40 hours) paid at time and a half with supervisor approval.
TRAVEL/DRIVING AND OTHER EXPECTATIONS:
Work vehicle and tools will be provided. Must hold a valid driver's license. Must have manual dexterity and be in good physical condition and strength. Use of a personal cell phone is required.
