We are looking for an experienced Maintenance Manager for a large 1200-unit garden style community located in Union, NJ. Must have previously managed a minimum staff of 6-8 people. Large apartment community experience is preferred but would consider multi-site experience as well. Minimum of 5 years as Maintenance Manager experience required. DUTIES AND RESPONSIBILITIES:

• Manage maintenance operations such as staff recruitment/retention, training, financial budget planning and performance, customer service, and third-party suppliers in order to maximize revenue, control expenses, and improve customer satisfaction.
• Oversee capital projects
• Perform routine property inspections and provide written report to the Property Manager
• Aid in the development and implementation of a thorough preventive maintenance program, SOP's and procedures, as well as developing new programs and procedures
• Act in leadership role to mentor and develop maintenance onsite staff.
• Assist in evaluations of current and potential maintenance employees
• Manage the maintenance of the property with a cost-effective approach to meet or exceed financial goals in accordance with company policy and standards.
• Build and strengthen relationships with vendors
• Direct workers engaged in renovations, painting and performing structural repairs to masonry, woodwork & furnishings of buildings.
• Direct workers involved in the general cleaning of buildings and grounds.
• Monitors and approves payroll for all maintenance personnel.
• Handles annual performance evaluations and disciplinary discussions.
• Performs other related duties as assigned by management.
