JOB OVERVIEW:

  • To direct and perform routine, preventative, and emergency maintenance and repairs on all buildings and guest villas, and equipment maintenance and repairs. To supervise the maintenance engineers.

RESPONSIBILITIES:

  • Maintain complete knowledge of and comply with all departmental policies, service procedures and standards.
  • Maintain all licenses, certifications, permits and mandated record keeping.
  • Ensure that standards are maintained at a superior level on a daily basis.
  • Check “go concierge” at all times for work orders, make sure work orders are completed in a timely matter with accuracy.
  • Maintain complete knowledge of correct maintenance and use of equipment; use equipment only as intended.
  • Anticipate guests’ needs, respond promptly and acknowledge all guests, busy and whenever needed any time of day.
  • Maintain positive guest relations at all times.
  • Resolve guest complaints, ensuring guest satisfaction.
  • Monitor and maintain cleanliness, sanitation and organization of assigned work areas.
  • Inspect supply levels, cleanliness and organization of storage areas; assign designated personnel to rectify any deficiencies.
  • Implement methods and techniques, which are cost effective to improve efficiency.
  • Conduct building rounds and take gauge readings; check for potential fire hazards, burnt out lights, and faulty equipment.
  • Check Engineering Logbook and Night Report for information regarding problems; document pertinent information in logbook.
  • Collect, prioritize and coordinate completion of such work orders received from hotel departments; ensure scheduled completion of the following:
  • Replace light switches
  • Reset circuit breakers
  • Replace wall plug receptacles
  • Replace fluorescent light ballast
  • Replace electrical solonial valve
  • Replace small motors
  • Use test equipment; olumeter, voltage tester, amp probe
  • Unplug sinks, toilets, garbage disposals and drain lines
  • Repair or replace valves, gate, globe, ball, solenoid valves
  • Replace washer, gaskets, vacuum breakers, toilet seals
  • Monitor and maintain all laundry equipment.
  • Monitor and maintain all kitchen equipment.
  • Maintain guestrooms using rooms preventive maintenance program punch list.
  • Change air conditioning filters every three months.
  • Check HVAC equipment; change filters, belts, bearings and lubricate as necessary; also check for unusual noise or vibration, adjusting as necessary.
  • Change or repair locks as needed.
  • Wear a radio and respond promptly to any requests made for problems, assistance, or emergency work orders.
  • Maintain knowledge of hotel safety procedures and ensure application of such.
  • Respond as part of first response team to any early warning or major fire alarm.
  • Performs P.M. duties as requested by the P.M. program.
  • Ensure to pass of information to the next shift.
  • Communicate additions or changes to the assignments as they arise throughout the shift; identify situations, which compromise the department's standards and delegate these tasks.
  • Assist staff with their job functions where needed to ensure optimum standards and efficient operation.
  • Monitor and handle guest complaints ensuring guest satisfaction.
  • Complete all paperwork and closing duties before leaving; review status of assignments and any follow-up action with manager and/or on-coming supervisor.
  • Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
  • Ensure product quality. Direct the timely resolution of all product liability issues. Comply with State and Federal regulations. Minimize legal exposure and/or liabilities of the corporations. Reviewing project requirements, RFP’s and proposals.
  • Completing jobsite visits as required to evaluate site conditions, electrical tie-ins, and other items that will impact system design and constructability.
  • Evaluating Fire Department Requirements and incorporate requirements into designs.
  • Facilitating both internal and external plan review processes.
  • Creating Bills of Materials based on project design drawings
  • Recommends priorities and general strategies for facilities planning and construction; provides planning for and oversight of capital improvement programs.
  • Guides planning and implementation of the District’s environmental stewardship efforts, including reduction in the use of energy and potable water, reduction in the production of waste and greenhouse gases, increases in recycling, the use of renewable energy and recycled products.
  • Develops and maintains internal standards for facilities; oversees selection and provision of furnishings, fixtures, and equipment.
  • Administers operational budget in support of planning and construction activities.
  • Provides managerial direction and control of departmental activities; plans, directs, and reviews the activities and operations of the department; provides leadership and supervises directly and through subordinate supervisors all department staff.
  • Directly manages the planning of construction projects which include development of an appropriate scope of work, including direct management through design, construction or post-construction phases; collaborates with other departments ensuring that work planned by Facilities meets user needs.
  • Coordinates with regulatory authorities and city and state advisory committees regarding issues such as land use, building code/safety issues, accessibility issues, historic landmark requirements, and others. Coordinates issues related to infrastructure capacity such as transportation and utilities, and future plans for such capacity.
  • Read worker logs, product processing sheets, or specification sheets to verify that records adhere to quality assurance specifications.
  • Observe worker using equipment to verify that equipment is being operated and maintained according to quality assurance standards.
  • Compile and evaluate statistical data to determine and maintain quality and reliability of products.
  • Prepare charts, graphs, or diagrams to illustrate workflow, routing, floor layouts, material handling, or machine utilization.
  • Study time, motion, methods, or speed involved in maintenance, production, or other operations to establish standard production rate or improve efficiency.
  • Design new equipment and materials or recommend revision to methods of operation, material handling, equipment layout, or other changes to increase production or improve standards.
  • Aid in planning work assignments in accordance with worker performance, machine capacity, production schedules, or anticipated delays.
  • Recommend modifications to existing quality or production standards to achieve optimum quality within limits of equipment capability.
  • Review electrical engineering plans to ensure adherence to design specifications and compliance with applicable electrical codes and standards.
  • Calculate design specifications or cost, material, and resource estimates, and prepare project schedules and budgets.
  • Compile and maintain records documenting engineering schematics, installed equipment, installation or operational problems, resources used, repairs, or corrective action performed.
  • Set up and operate standard or specialized testing equipment.
  • Review installation or quality assurance documentation.
  • Participate in training or continuing education activities to stay abreast of engineering or industry advances.
  • Review, develop, and prepare maintenance standards.
  • Install or maintain electrical control systems, industrial automation systems, or electrical equipment, including control circuits, variable speed drives, or programmable logic controllers.

Implement Preventive Maintenance program to include:

  • HVAC PM Program
  • Public Areas Walk Through Check List Assignments
  • Spa/Pools Daily
  • Check generator weekly and extinguishers monthly

QUALIFICATIONS

  • Experience: Minimum 13 years of experience in building maintenance, electrical work, plumbing and refrigeration for a luxury or ultra-luxury hotel/resort. AVAC
  • Ability to effectively prioritize and execute tasks in a high-pressure environment

Essential Requirements:

  • Able to perform strenuous manual labor. This position requires the ability to bend, climb and lift or move heavy objects and equipment as needed.
  • Position requires lifting (up to 50 pounds) and moving moderate sized equipment.
  • Ability to climb ladders as needed for painting assignments & maintenance work and property repairs.
  • Ability to operate power tools and equipment safely.
  • Incumbents will be required to work a flexible schedule which can include AM/PM, weekend and holiday shifts.
  • Work will be completed indoors and outdoors in all weather conditions.

  • Perform routine preventive maintenance to ensure that machines continue to run smoothly, building systems operate efficiently, or the physical condition of buildings does not deteriorate.
  • Inspect, operate, or test machinery or equipment to diagnose machine malfunctions.
  • Diagnose mechanical problems and determine how to correct them, checking blueprints, repair manuals, or parts catalogs, as necessary.
  • Assemble, install, or repair wiring, electrical or electronic components, pipe systems, plumbing, machinery, or equipment.
  • Inspect drives, motors, and belts, check fluid levels, replace filters, or perform other maintenance actions, following checklists.
  • Clean or lubricate shafts, bearings, gears, or other parts of machinery.
  • Adjust functional parts of devices or control instruments, using hand tools, levels, plumb bobs, or straightedges.
  • Repair or replace defective equipment parts, using hand tools and power tools, and reassemble equipment.
  • Record type and cost of maintenance or repair work.
  • Order parts, supplies, and equipment from catalogs and suppliers, or obtain them from storerooms.
  • Dismantle devices to access and remove defective parts, using hoists, cranes, hand tools, and power tools.
  • Plan and lay out repair work, using diagrams, drawings, blueprints, maintenance manuals, or schematic diagrams.
  • Operate cutting torches or welding equipment to cut or join metal parts.
  • Paint or repair roofs, windows, doors, floors, woodwork, plaster, drywall, or other parts of building structures.
  • Provide grounds keeping services, such as landscaping and snow removal.
  • Perform general cleaning of buildings or properties.
  • Set up and operate machine tools to repair or fabricate machine parts, jigs, fixtures, or tools.
