We are looking for an energetic and enthusiastic team member who will take pride in their work serving our community and fill the role of Maintenance Technician.
The Maintenance Technician is responsible for keeping buildings and structures in proper condition, making major repairs as needed. This includes necessary carpentry and masonry work to interiors, exteriors, and approaches to dwelling and non-dwelling units. The Maintenance Technician keeps machinery and mechanical equipment in good working order, including heating, plumbing, and electrical appliances and apparatus. The Maintenance Technician duties require a high degree of skill in one or more crafts or trades with a working knowledge of all maintenance crafts and trades.
ESSENTIAL FUNCTIONS OF THE POSITION Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions of this role Responsibilities will include the following; however, other duties may be assigned.
1. Performs a wide range of building and equipment repairs, and maintenance duties while providing and exceptional level customer service to all tenants, staff and vendors.
2. Manage the work order system through regular computer and tablet use.
3. A hands-on supervisor that performs a wide range of building and equipment repairs, and maintenance duties.
4. Repairs or replaces plumbing fixtures and pipes such as toilets, sinks, drains, valves, and controls.
5. Unclogs fixtures and pipes using a variety of powered and non-powered sewer machines and augers.
6. Troubleshoots plumbing equipment to uncover leaks; repairs leaks to pipes and valves.
7. Troubleshoots, repairs, and replaces electrical and gas ranges and components including burner controls, switches, electrical heating elements, door handles, gaskets, and rewiring electrical ranges.
8. Troubleshoots and repairs/replaces electrical systems and components including switches, outlets, lighting fixtures, circuit breakers, fuses, and electrical wiring.
9. Troubleshoots and repairs HVAC systems and components including air conditioners, furnaces, boilers, fans, blowers, thermostats, and controls.
10. Troubleshoots and repairs/replaces refrigerators and components including fans, compressors, evaporator coils, controls, door handles, and gaskets.
11. Repairs or replaces windows, window frames, doors, door frames, locks, vinyl composition and luxury vinyl tile floors, carpeted floors, ceilings, cabinets, roofs, fascia, soffits, gutters, downspouts, mailboxes, and other items as needed.
12. Performs vacancy preparation work such as patching and preparing walls for painting and painting; cleaning stoves and refrigerators; replacing floor tile; cleaning, stripping, and refinishing floors; and making repairs to building surfaces, fixtures, systems, and equipment.
13. Operates and maintains in good repair a variety of powered equipment such as pressure washers, air compressors, sewer machines, floor machines, wet/dry vacuums, carpet vacuums, and other items generally used by maintenance staff.
14. Maintains in good repair all assigned service vehicles, tools, and equipment.
15. Safely uses a wide range of hand tools and equipment such as drills, hammers, pliers, screwdrivers, electrical testers, hand and power saws, cutters, plungers, threaders, wire brushes, paint rollers, brushes, and sprayers.
16. Requisitions materials, supplies, and equipment for position duties and for others working on the team.
17. Inspects apartments for maintenance work to be done, usually as a result of a resident request or work order; completes repairs as directed by the Facilities Supervisor.
18. Plans and carries out preventative maintenance and regular repair programs for building surfaces, systems, fixtures, and playground equipment.
19. Performs a number of groundskeeping tasks, including but not limited to trash removal, trimming, mowing, planting, snow removal, etc.
20. Conducts Uniform Physical Conditions Standards (UPCS) and annual dwelling and system inspections as directed by the Facilities Supervisor.
21. May perform routine cleaning of buildings and grounds as directed by the Facilities Supervisor.
22. Adheres to the Organization’s safety program and procedures.
23. Provides after hours and weekend emergency coverage as directed by the Facilities Supervisor.
24. Attends workshops, seminars, and training sessions as instructed by the Facilities Supervisor.
25. Communicates clearly, both verbally and in writing.

WORKING CONDITIONS
While performing the duties of this job, the employee will work both inside and outside. The employee may be exposed to the following on a regular basis: outdoor weather conditions, working near moving mechanical parts, working in high, precarious places, fumes, or airborne particles, toxic or caustic chemicals, extreme cold or heat (non-weather), risk of electrical shock, and vibrations. While working in a variety of environments, the employee could be exposed to moderate to loud noise levels and hazardous physical substances.
