OBJECTIVE: A Property Manager acts as an ambassador between prospects and residents of our apartment communities and the Leasing Department. This individual works under the direction of the Area Manager, and is responsible for providing exceptional service to community residents, future residents and internal team members. This position is the primary sales role and is responsible to maintain maximum occupancy levels through leasing and retention.

ESSENTIAL FUNCTIONS

  • Maximize and maintain occupancy by promptly responding to leads generated through email, text, or incoming phone calls. 
  • Show apartments to potential occupants and convert them to tenants by overcoming objections and executing the application process.
  • Execute legally binding lease contracts with accuracy and attention to detail.
  • Provide input on marketing materials, and assist with corporate/local sales calls. 
  • Promote and host Open Houses during and after business hours, or on weekends.
  • Provide excellent customer service in all dealings with internal and external customers. 
  • Problem solve potential tenant issues and help avoid escalation. Issue 5 Day notices for lease violations.
  • Communicate with and assist the leasing department with the day to day operations of the property.
  • Participate in monthly and annual occupancy and retention forecasting.
  • Oversee tenant move-ins/outs including apartment inspections and reconciling security deposits. 
  • Maintain the grounds as seasonably appropriate by regularly inspecting the property to ensure it is meeting SCS standards
  • Coordinate the turnover process with company resources for a smooth transition; maintenance technician, cleaner, painter & carpet cleaning. 
  • Be available on the first day of the month, and last day of the month for tenants moving in, moving out and apartment turnovers.
  • Other duties as assigned. 

Requirements

EDUCATION AND EXPERIENCE

REQUIRED:

  • High school diploma 
  • Customer service, sales, or marketing experience

PREFERRED:

  • Bachelor’s Degree in Business Administration, Marketing, or Property Management
  • Knowledge of Fair Housing Laws

PHYSICAL REQUIREMENTS:

  • Must be able to sit and stand for long periods of time 
  • Must be able to lift up to 50lbs 

SPECIAL REQUIREMENTS: This position requires the ability to work both first and second shifts as well as an occasional weekend when business necessitates; this includes having the ability to answer tenant and potential occupant’s phone calls as needed. Incumbent must have good organizational skills, be self-motivated, possess good time management skills and have the ability to communicate with people on all levels.

WORK ENVIRONMENT: The majority of this position is in a professional setting dealing with on-site communications with residents, showing apartments and following up with the leasing department and maintenance staff. The other element of the position is the ability to coordinate and oversee the grounds as seasonably appropriate. This incumbent in this role will be exposed to seasonal temperature variations, paint and sanitation chemicals.
