We are a family owned business that owns the Dune Creek Mobile Home Park at 9801 US-12, Michigan City (formerly Shady Oak Estates). We are turning the mobile home park around by fixing deferred maintenance, improving curb appeal, and replacing old abandoned trailers with new homes. We are bringing in 17 new manufactured homes this summer and we need maintenance and construction help. Come join us! This will be a dynamic role in a real estate start up type environment. We are a fun, close knit team with no bureaucratic corporate culture. We're looking for someone who is serious about a building a career and wants to grow with us.

1 month trial as a contractor. If performance expectations are met during the trial, we will bring this person onto the payroll after the first month.

Responsibilities

• Mobile Homes. Site prep. Install skirting. Powerwash homes. Paint homes. Curb appeal, punchlist, and make ready on homes that we are selling
• Top grading and grass. Add and level top soil where required. Operate a skid loader to move and grade dirt. Manually grade dirt with rakes, etc as required. Seed and water new grass as required.
• Signage install. Install new signage in the community: stop signs, speed limit signs, etc
• Grounds clean up. Misc grounds clean up. Clean up debris, trash, items like cinderblocks around the community.
• Landscaping clean up. Remove brush, tree limbs, and weeds
• Interface with vendors. Dumpster company, sewer cleaning vendors, stump grinders, tree vendors, etc.
• Tools and equipment. Maintains and organizes company tools and equipment
• Fall clean up and winterizing. Install heat tape and mulch leaves in the fall
• Inspections. Inspect grounds for any slip trip and fall hazards
• Misc Repairs. Replace mailboxes, skirting repair, etc.
• Plumbing Repairs. Occasionally dig holes with a shovel to access underground plumbing and repair leaks.
• Concrete. Build forms and help the team pour concrete runners for new homes.
• Materials. Drives to get materials when required.
• Other. Other maintenance and construction tasks as required

Skills / Requirements

• Owns basic hand tools. 5 years experience working construction or in landscaping. Experience operating track loaders, zero turn mowers, other equipment a plus
• Moves with purpose throughout the workday. Doesn't complain. Come to work, get stuff done, get paid. Please don't apply if you try to dodge work with long smoke breaks, toilet breaks, phone breaks, etc. It's a small team so we'll notice right away if work isn't getting done.
• Takes initiative. Can work independently. Can solve problems without a ton of guidance.
• Good people skills and communication. Positive attitude. Presentable and respectful around residents
• Must be able to work outdoors for long periods of time. Must be able to lift 50 lbs, transport lumber and materials, climb a ladder, be generally fit and able. Follows safety standards
• Valid driver's license and valid transportation. Must be able to pass a background check

What to expect

• Location. Onsite everyday at 9801 US-12, Michigan City, IN
• Schedule. Enjoy a consistent 40 hour week, Monday through Friday. Weekend calls are extremely rare

• Clear Expectations. Clear task load and expectations set out by the Project Manager / Foreman
• Autonomy. Work independently and utilize your creativity on select tasks
• Work outside. Work outside every day in the beautiful Michiana Shores. Work is outside in all weather conditions. We have indoor work for when it is downpouring.
• Break flexibility. Take your breaks during the day when you want to. We value actual work output versus time spent working.
• We use phone apps to communicate and for clock in / clock out.
• Works on a team with the owner, project manager, property manager, and another technician. Daily call and text communication with the team.
• Works both independently and in a 2-3 person crew
• Not responsible for collections, tenant disputes or anything in terms of property management.
• We pay for things like gas, saw blades, garbage bags, masks, and special tools. We have a set of company saws and power tools
