Job Description:
The Director of Facilities is responsible for maintenance, repair, and capital renewal projects for all buildings and utilities. The Director will provide team-oriented leadership of the internal project management team and associated technical trades, both internal and external. The director will also implement sound asset management strategies across the lifecycle of building systems to support budget development and capital renewal. Additionally, the Director of Facilities is an advisor to the Development and Planning Department and frequently collaborates with the Asset Management Team. The Director of Facilities reports directly to the President of the company.
Primary Responsibilities:

  • Directly supervises the Director of Plant Operations (DPO) to oversee the functionality and safety of facilities, including, but not limited to, physical buildings, mechanical equipment, electrical systems, heating and cooling systems, life safety systems, and grounds according to federal, state, and local regulations.
  • Leads negotiation of property and vehicle contracts as well as vendor relations to assure the highest quality services provided to each community.
  • Conducts facility inspections assuring the life of the properties are properly maintained and improved.
  • Supports the DPO with assigning, verifying, and documenting the completion of all routine maintenance and repairs in the property maintenance management system. Directs, oversees, and maintains required documentation for energy management and conservation and preventive maintenance programs.
  • Develops long-range strategic facility planning consistent with company master plans.
  • Leads, manages and communicates information about capital projects and property rehabilitations, including, but not limited to, scheduling, budgeting, complying with contractor bidding, and project management.
  • Manages worksites for new construction and remodeling projects, coordinating activities and ensuring all work syncs with project goals and objectives.
  • Directs general contractors, subcontractors, and vendors in ensuring that quality standards are met.
  • Liaises with engineers, architects, and others working on a project.
  • Prepares and manages estimates, budgets, schedules, and resources.
  • Monitors and develops team member performance, including, but not limited to, providing supervision and professional development, conducting counseling and evaluations, and delivering recognition and reward.
Qualifications:
  • Bachelor’s degree or an equivalent years of related work experience.
  • Minimum of 6 years of project management experience.
  • Experience building comprehensive project schedules, managing project scope, costs, and timelines.
  • Excellence in follow through and communication.
  • Lean/Six Sigma certifications preferred.
